SPEARMAN BY DEED RECORDEO IN VOLUME 533, PAGE 782 OF THE DEED RECOROS OF BRAZOS COUNTY, TEXAS AND BEING MORE PARTICULARLY DESCRIBEO BY METES AND BOUNOS IN THE BODY OF THIS OROINANCE, FROH AGRICULTURE-OPEN OISTRICT A-O TO AOMINISTRATIVE-PROFESSIONAL OISTRICT A-P AND GENERAL COMMERCIAL DISTRICT C-1. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Councll held a publ|c hearing in the City Hall at 7:0o P.M. on Thursday, June 14, 198q, on the question of rezoning certain areas within the city limits; AND, WHEREAS, the City Council has determined the foll owlng: To rezone or change the classification of the following two (2) tracts of land a11 lying and being situated in the S. W. Robertson Survey, Abstract No. 202, College Station, Brazos County, Texas and being more fully described by metes and bounds as follows: TRACT NO. 1 A 38.73 acre tract or parcel of land, lying and being situated in the $. W. Robertson Survey, Abstract 202, College Station, Brazos County, Texas and being a portion of a 500.00 acre tract heretofore conveyed to J, A. C. Developers, Inc. by R. F. Spearman by deed recorded in Volume 533, Page 782 of the Deed Records of Brazos County, Texas and being more particularly described by metes and bounds as follows: COMMENCING at the west corner of the aforementioned 500.00 acre tract, same lying on the northwest right-of-way llne of State Highway 6: THENCE: N q5°25'36" E along the northwest llne of the said 500.00 acre tract for a distance of 395.26 feet to an angle point; THENCE: S q7°OO'14'' E for a distance of 130.12 feet to a point on the southeast right-of-way line of Greens Prairie Road; THENCE: northeasterly along the southeast right-of-way line of Greens Prairie Road for the following calls: N 45~25'36" E for a distance of 985.03 feet; N 44u13'26' E for a distance of 1076.93 feet; THENCE: S 45°46'35" E along the centerline of a proposed road for a distance of 750.00 feet for the PLACE OF BEGINNING; THENCE: S 45046'35" E along the centerline of said proposed road for a distance of 450.00 feet to the beginning of a curve to the left; THENCE: southeasterly along said curve to the left for an arc distance of 496.06 feet to the end of said curve; (Curve Data: Central Angle = lq°12~39"; Radius = 2000.00 feet, Tengent = 249.31 feet, the Chord Bears S 52v52'54' E for a distance of 494.78 feet); THENCE: S 30000'47'' W along the centerline of a proposed road for a distance of 200.00 feet to the beginning of a curve Lo the left; Ordinance No. 1522 Page 2 THENCE: southwesterly along said curve to the left for an arc distance of 209.~ feet to the end of said curve; (Curve Data: Central Angle = 12°00~00H; Radius = 1000.00 feet, Tangent = 105.10 feet; the Chord Bears S 2~°00'~7' W for a distance of 209.06 feet); THENCE: S 18°00~q7' W along the centerline of a proposed road for a distance of 653.73 feet to the beginning of a curve to the right; THENCE: southwesterly along said curve to the right for an arc distance of ~09.18 feet to a point in said curve (Curve Data: Central Angle = 28°05'07"; Radius = 1000.00 feet; Tangent = 250.12 feet; the Chord bears S 32°03~21" W for a distance of ~85.29 feet); THENCE: N 5~°q6~35'' W for a distance of 1218.03 feet; THENCE: N 35013'25.. TRACT NO. 2 A 65.33 acre tract or parcel of land, laying and being situated in the S. W. Robert- son Survey, Abstract No. 202, College Station, Brazos County, Texas and being a portion of a 500.00 acre tract heretofore conveyed to J.A.C. developers, Inc. by R. F.
