DURST AND HENRY B. CLAY, AS JOINT INDEPENOENT EXECUTORS OF THE ESTATE OF EOITH AND ETHEL CAVITT, DECEASED, BY DEED RECORDED IN VOLUME 564, PAGE 504, OF THE DEEO RECORDS OF BRAZOS COUNTY, TEXAS, AND BEING MORE PARTICULARLY OESCRIBEO BY METES AND BOUNOS IN THE BODY OF THIS OROINANCE FROM AGRICULTURE-OPEN SPACE DISTRICT A-O TO GENERAL COMMERCIAL DISTRICT C-I. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council Thursday, March 22, within the city limits; held a public hearing in the City Hall at 7:00 P.M. on 1984, on the question of rezoning certain areas AND, ~HEREAS, the City Council has determined the following: To rezone or change the classification of the following tract of land all lying and being situated in the Robert Stevenson League, Abstract No. 54, College Station, Brazos County, Texas, and being a portion of a 750.55 acre tract conveyed to United Four Joint Venture by Nelson D. Ourst and Henry B. Clay, as Joint Independent Executors of the Estate of Edith and Ethel Cavitt, deceased, by Oeed recorded in Volume 564, Page 504 of the Deed Records of Brazos County, Texas and being more particularly descrlbed as Follows: COMMENCING at the north corner of the aforementioned 750.55 acre tract, same being on the southwest right-of-way of State Highway 6; THENCE S 44° 1~' 51" W for a distance of 110 feet to a point on the proposed future westerly right-of-way llne of State Highway 6; THENCE along the proposed future westerly right-of-way llne of State Highway for the following calls: S 46° 43' 08" E for a distance of 745.68 feet; S 40~ 58' 31" E for a distance of 150.OO feet; S 43° 16' 52" W for a distance of 1OO.OO Feet; THENCE S 22° 12~ 52" E along the proposed future westerly right-of-way line of State Highway 6 for a distance of 380.00 feet to the PLACE OF BEGINNING; BEGINNING at a point in the center line of Spring Creek, same lying on the proposed future westerly right-of-way llne of State Highway 6; THENCE along the proposed Future for the following calls; S 22° 12' 52" E for a distance of N 43° 16' 52" E for a dlstance of S q6° 43' 08" E For a distance of S 40° 17' 10" E for a distance of S 46° 38' 28" E for a distance of S 30° 10' 01" W for a distance of westerly right-of-way line of State Highway 11q.27 feet; 300.00 feet; qO0.O0 feet; 1223.26 feet; 300.00 Feet; 650.00 feet; to a point lying in the northwest right-of-way line of Greens Prairie Road; Ordinance No. 1507 page 2 THENCE S h5° OD~ O1" W along the northwest right-of-way line of Greens Prairie Road for a distance of $91.82 feet to the center of a 60' electrical easement; THENCE N hi° ~8' 06" W along the center llne of the aforementioned 60 foot electrical easement for a distance of 2060 feet to a point in the centerline of Spring Creek; THENCE in a northeasterly direction along the meanders of Spring Creel to the PLACE OF BEGINNING and containing 52.16 acres of lend, more or less, from Agriculture Open Space Oistrict A-O to General Commercia! Oistrlct C-1. And, it is ordained that sald changes shall become effective immediately. PASSED AND APPROVED THIS 22nd day of Hatch , 1~8~.
