AN ORDINANCE REZONXNG A 15.44 ACRE TRACT OF LAND IN THE MORGAN
RECTOR LEAGUE, ABSTRACT NO. 46, COLLEGE STATION, BRAZOS COUNTY,
TEXAS, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS
IN THE BODY OF THIS ORDINANCE FROM R-2 DUPLEX TO P.U.D.#2 PLANNED
UNIT DEVELOPMENT.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE
STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall
at 7:00 P.M. on Thursday, September 11, 1986 on the question of
rezoning certain areas wxthin the city lxmits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of all of a 15.44 acre
tract or parcel of land, lying and being situated in the Morgan
Rector League, Abstract No. 46, College Station, Brazos County,
Texas, and being a portion of that same 31.80 acre tract conveyed
by Lydia Frances Boriskie to L. J. Kirkpatrick, et ux, Lois, by a
deed recorded in Volume 290, Page 362 of the Deed Records of
Brazos County, Texas, and being more particularly described by
metes and bounds as follows:
BEGINNING at a 1/2" iron rod found marking the east corner of the
KFO Addition, Phase Three, as shown by plat recorded in Volume
481, Page 65 of the Deed Records of Brazos County, Texas;
THENCE N 42°03'56" E for a distance of 228.23 feet to a 1/2" iron
rod found marking the north corner of the herein described tract,
said Iron rod also lying on the southwest right-of-way line of
Dartmouth Street;
THENCE S 18°26'43" E along the aforesaid southwest right-of-way
line for a distance of 257.53 feet to a 1/2" iron rod found for
corner and also marking the beginning point of a curve to the
left;
THENCE southeasterly along the said southwest rxght--of-way line
and said curve to the left for a distance of 105.41 feet to a
1/2" rod found marking the end of said curve to the left. (Curve
Data: central angle = 05°07'05'', radius = 1179.99 feet, tangent =
52.74 feet and the chord bears S 21°00'16" E for a distance of
105.37);
THENCE S 23°33'48'' E continuing along the said southwest right-
of-way line of Dartmouth Street for a distance of 192.54 feet to
a 1/2" iron rod found for corner, same iron rod also marking the
north corner of Lot 19, Block Two, Brentwood, Section Five, as
shown by a plat recorded in Volume 389, Page 175 of the Deed
Records of Brazos County, Texas;
THENCE S 59°44'15*' W along the common line between the
aforementioned 31.80 acre tract and the said Brentwood, Section
Ordinance No. 1679
Fxve, for a distance of 239.45 feet to a 1/2" ~ron rod found for
corner;
THENCE S 42°16'31" W continuing along the said common line for a
distance of 696.71 feet to a 1/2" iron rod found for corner, same
xron rod also marking the northwest corner of Lot 9, Block Two,
of the said Brentwood, Section Five, and also marking the most
northerly corner of Lot 9, Block One, Brentwood, Section Three,
as shown by a plat recorded in Volume 370, Page 855 of the Deed
Records of Brazos County, Texas;
THENCE S 29*00'03" W along the common line between the
aforementioned 31.80 acre tract slid the said Brentwood, Section
Three, st a distance of 269.24 feet pass an iron rod marking the
northwest corner of Lot 7, Block One, Brentwood, Section Three,
and also marking the north corner of Lot 4, Block 6, Brentwood,
Section Two. Continue for a total d~stance of 357.53 feet to a
1/2" iron rod found markzng the northwest corner of Lot 4, Block
6, Brentwood, Sectzon Two, plat of same Brentwood, Section Two,
as shown on plat recorded in Volume 370, Page 855, of the Deed
Records of Brazos County, Texas;
THENCE S 60'59'57" E along the common line between the
aforementioned 31.80 acre tract and the said Brentwood, Section
Two, for a distance of 30.00 feet to a 1/2" iron rod found for
corner;
THENCE S 29'00'03' W continuing along the said common lxne for a
distance of 85.37 feet to a 1/2' iron rod found for corner, said
· ron rod also lying on the east right-of-way line of Cornel1
Dr~ve and also marking the southwest corner of Lot 4, Block 6 of
the said Brentwood, Section Two;
THENCE S 41°48'30'' W continuing along said common line for s
distance of 60.00 feet to a found iron rod marking the most
westerly corner of Lot 6, Block 3 of the said Brentwood, Section
Two, and also lylng on the northwest rxght-of-way line of Cornel1
Drive;
THENCE N 48°11'30" # along the northwest right-of-way line of
Cornell Drive for a distance of 45.00 feet to a 1/2" iron rod for
corner, same iron rod also lying on the northwest right-of-way
line of Cornel1 Drive, and marking the beginning point of a curve
to the right;
THENCE northeasterly along said northwest right-of-way l~ne and
said curve to the right for a distance of 224.61 feet to a 1/2"
iron rod marking the end of saxd curve to the right. (Curve
data: central angle = 09°47'32'', Radius = 1314.24 feet, Tangent
= 112.58 feet) and the chord bears N 43°17'44" N for a distance
of 224.34 feet;
THENCE N 38°23'58" W continuing along same northwest right-of-way
line of Cornel1 Drive for a distance of 68.81 feet to a 1/2" iron
rod, same ~ron rod also lying on the northwest r~ght-of-way lxne
of Cornel1 Drive and marking the beginning point of a curve to

the left;
TRENCE northwesterly along said northwest right-of-way line and
said curve to the left for a distance of 193.79 feet to a 1/2"
iron rod marking the end of said curve to the right. (Curve
data; central angle = 09'46'00", Radius = 1136.85 feet, Tangent =
97.13 feet) and the chord bears N 43°16'58" W for a distance of
193.55 feet;
THENCE N 48'09'58" W continuing along same northwest right-of-way
line of Cornel1 Drive for a distance of 10.38 feet to a 1/2'* iron
rod for corner, same iron rod also lying on the common line
between the sa~d 31.80 acre tract and KFO Addition, Phase Two, as
shown on a plat recorded ~n Volume 449, Page 347 of the Deed
Records of Brazos County, Texas;
THENCE N 41'44'37" E along the said common l~ne for a dxstance of
5.00 feet to a 1/2" iron rod found for corner;
THENCE N 41'43'53" E along the common lzne between the sa~d KFO
Additxon, Phase III, and the said 31.80 acre tract for a distance
of 1385.25 feet to the PLACE OF BEGINNING and containing 15.44
acres of land, more or lees, from R-2 Duplex to P.U.D. ~2 Plenned
Unit Development No. 2.
And, it is ordained that said change shall become effective
~mmedzately.
