AN ORDINANCE REZONING A 7.89 ACRE TRACT OR PARCEL OF LAND, LYING
AND BEING SITUATED IN THE THOMAS CARUTHERS SURVEY, ABSTRACT NO. 9,
BRAZOS COUNTY, TEXAS, AND BEING MORE PARTICULARLY DESCRIBED BY
METES AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM PLANNED UNIT
DEVELOPMENT NO. 1, P.U.D. ~1, TO R-1 SINGLE FAMILY RESIDENTIAL.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE
STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall
at 7:00 P.M. on Thursday, September 11, 1986 on the question of
rezooing certain areas within the city limits;
AND, WHEREAS, the C~ty Council has determined the following:
To rezone or change the classification of all of a 7.89 acre
tract or parcel of land, lying and bexng situated in the Thomas
Caruthers Survey, Abstract No. 9, Brazos County, Texas and being
a portion of the following tracts:
(1)A 79.00 acre tract conveyed from Ralntree Development Joint
Venture to Cornerstone Investment Group as described by deed
recorded in Volume 469, Page 697 of the Deed Records of Brazos
County, Texas;
(2)A 26.07 acre tract conveyed from East Bypass Development Group
to Cornerstone Investment Group, az described by deed recorded in
Volume 491, Page 229 of the Deed Records of Brazos County, Texas;
(3)An 88.43 acre tract conveyed from Edward Uvacek, Jr., et ux,
to Cornerstone Investment Group, as described by deed recorded ~n
Volume 469, Page 426 of the Deed Records of Brazos County, Texas;
Said 7.89 acre tract being more particularly described as follows:
BEGINNING at a 1/2" iron rod found marking the south corner of
sa~d 26.07 acre tract.
THENCE S 88°02'22" W for a distance of 157.52 feet to a 1/2" iron
rod found for corner, and lying in the east right-of-way lxne of
Stonebrook Drive. Said iron rod markxng the beginning of a curve
to the left.
THENCE ~n a northeasterly direction along the arc of said curve
for a distance of 51.26 feet to a 1/2" iron rod found for end of
curve. (Curve Data: central angle = 02°01'02'*, radius = 1455.99
feet, tangent = 25.63 feet, the chord bears N 02°28'25'* E for a
distance of 51.26 feet)
THENCE N 01°27'54" E for a distance of 535.00 feet with said
right-of-way line to a 1/2" iron rod found for beginning of a
curve to the left.

THENCE in a northwesterly direction along the arc of said curve
for a distance of 321.43 feet to a 1/2" iron rod found for end of
curve. (Curve Data: central angle = 21°40'00", radxua = 950.00
feet, tangent = 162.66 feet, the chord bears N 09°22'06'' W for a
distance of 319.52 feet)
THENCE N 20°12'06'* # for a distance of 59.50 feet with saxd
right-of-way line to a 1/2" iron rod found for the beginning of a
curve to the right.
THENCE in a northeasterly d~rection along the arc of said curve
for a distance of 37.77 feet to a 1/2" iron rod found for end of
curve and marking the beginning of a curve to the left. Said
tron rod being in the southeast right-of-way line of Woodcreek
Drive. (Curve Data: central angle = 86°34'25*', radius = 25.00
feet, tangent = 23.55 feet, the chord bears N 23°05'07'' E for a
distance of 34.28 feet)
THENCE in a northeasterly d~rection along the arc of said curve
for a dxstance of 446.36 feet to a 1/2'* iron rod found for end of
curve. (Curve Data: central angle = 13°06'55*', radius = 1950.00
feet, tangent = 224.16 feet, the chord bears N 59°48'52'' E for a
distance of 445.39 feet)
THENCE S 06°43'31'* W for a dxstance of 344.19 feet to a 1/2" iron
rod found for angle point.
THENCE S 12'19'04" E for a dxstance of 216.84 feet to a 1/2" iron
rod found for angle point.
THENCE S 03°05']5'' # for a distance of 485.00 feet to a 1/2" ~ron
rod found for angle point.
THENCE S 44°07'30** W for a distance of 235.80 feet to the PLACE
OF BEGINNING, and containing 7.89 acres of land, more or less,
from Planned Unit Development No. I (P.U.D. #1) to N-1Sxngle
Family Residential.
And, it is ordained that said change shall become effectxve
immediately.
