AN ORDINANCE HEZON[NG A 0.687 ACRE THACT OR PARCEL OF LAND LYING AND
BEING SITUATED IN THE CRAWFORD BURNETT LEAGUE IN COLLEGE STATION,
BHAZOS COUNTY, TEXAS, AND BEING ALL OF THAT 0.687 ACRE PARK TRACT OF
PECAN TREE ESTATES PHASE TWO AND BEING MORE PARTICULARLY DESCRIBED BY
METES AND BOUNDS IN THE BODY OF THIS OHDINANCE FROM R-2 DUPLEX TO
MEDTIIM DENSITY APARTMENTS.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS,
WHEREAS, the City Council held n public hearing xn the ¢'xty Hall at
7:00 P.M. on Thursday, January 9, 1986 on the question of rezonlng
certain areas within the tity limits;
AND, WHEREAS, the Ctty Council has determined the following:
To rezone or change the class]fxcatz.n of all that certain tract or
parcel of land lytng and being s~tuata] in the Ctawford Burnett League
in College Station, Brazos County, Texas and being all of that 0.687
acre Park Tract of Pecan Tree Estates Phase Two ss recorded in Volume
390, Page 287 of the Deed Records of Brazos Countv, Texas, said 0.687
acre tract also being the same land conveyed to the City of College
Station, Brazos County, Texas l,y J. B. Hervey aud Dorsey E. McCrory by
dee,] recorded in Volume 351, Page 444 of the Deed Records and being
m.re £,artmcularly described by metes and bounds as follows:
BEGINNING: at a 1/2 inch iron rod found marking the most westerly
corner of the said 0.687 acre Park Tract, said iron rod s]so marking
the intersection of the southeast right-of-way line of Southland
Street with the southwest boundarv line of said Pecan Tree Estates
Phase Two;
THENCE: N 55'45'48" E continuing slung said Southlund Street right-
of-way for a distance of q3.~H feet to a ]/2 inch iron rod found at
the Point of Curvature of a curve to the right;
THENCE: 39.27 feet in a southeasterly direction along the art of
curve having a central Angle of 90°00'00'', a radius of 25.00 feet,
tangent of 25.00 feet sad s long chord bearing S 79°14'12'' E for a
d~stance of 35.36 feet to a ]/2 inch iron rod found si the Potnt of
Tangency of th~ northeast line of the said 0.687 Acre Tract;
THENCE: S 34°14'12'' E for a distance of 218.79 feet to a 1/2
mnch iron rod found for the most easterly corner of the said
0.687 Acre Park Tract;
THENCE: S 45'28'20" W for a distance of 119.53 feet to a 1/2 inch
iron rod found fo~ the most southerly cornet' of said Park Tract;

THENCE: N 34°26'44" W for a distance of 265.15 feet to the POINT OF
BEGINNING and ,:ontalnlng 0.687 acres of land, mote or less, from R-2
Duplex to R-5 Medmum Denstty Apartments.
And, it is ordained that samd change shall become effective
