AN ORDINANCE REZONING AN 8.95 ACRE TRACT OH PARCEL OF LAND, LYING
AND BEING SITUATED IN THE MORGAN RECTOR LEAGUE, ABSTRACT NO. 46,
COLLEGE STATION, BRAZOS COUNTY, TEXAS, AND BEING MORE PARTICULARLY
DESCRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM
ADMINISTRATIVE-PROFESSIONAL DISTRICT A-P TO GENERAL COMMERCIAL
DISTRICT C-1.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION,
TEXAS:
WHEREAS, the City Council held a public hearing
at 4:00 P.M. on Wednesday, November 20, 1985 on
rezoning certain areas within the City Limits:

AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of all that certain 8.95
acre tract or parcel of land, lying and being situated in the
Morgan Rector League, Abstract No. 46, College Station, Brazos
County, Texas, and being a portzon of a 33.63 acre tract conveyed
to James E. Sett, Inc. by W. R. Newton, Trustee by deed as
recorded zn Volume 515, Page 191 of the Deed Records of Brazos
County, Texas and being more particularly described by metes snd
bounds as follows:
COMMENCING at the north corner of Lot 18B of the Richards
Subdivision, an addition to the City of College Station, as
recorded in Volume 137, Page 25 of the Deed Records of Brazos
County, Texas;
THENCE N 46°00'55" W for a distance of 359.56 feet to a point
for corner;
THENCE N 46°13'09" W for a distance of 481.00 feet to the
PLACE OF BEGINNING;
THENCE N 54°11'12'' E for a distance of 317.00 feet to a pomnt
for corner;
THENCE S 77°20'13" E for a distance of 509.98 feet to a point
on a curve to the right;
THENCE N 60°05'13" E along chord of said curve to the right
for a distance of 320.21 feet to a point for end of said curve;
(Curve Data: Central Angle = 17°47'51", Radius = 1035.00 feet,
Tangent = 162.05 feet, Arc = 321.50 feet);
THENCE N 44°55'05'' W for a distance of 679.25 feet to a point
for corner;
THENCE S 31'32'53" W for a distance of 286.00 feet to a point
for corner;
THENCE S 78°09'51" W for a dxstance of 359.19 feet to a point
