HomeMy WebLinkAbout1990-1865 - Ordinance - 10/11/1990ORDINANCE NO. 1865 AN ORDINANCE REZONING A 0.112 ACRE TRACT OR PARCEL OF LAND, LYING AND BEING SITUATED IN THE THOMAS CARUTHERS LEAGUE, ABSTRACT NO. 9, COLLEGE STATION, BRAZOS COUNTY, TEXAS AND BEING THE SANE TRACT OF LAND CONVEYED BY SPECIAL WARRANTY DEED FROM THE FEDERAL DEPOSIT INSURANCE CORPORATION TO T.A.C. REALTY, INC. ON JULY 24, 1990 AND RECORDED IN VOLUME 1199, PAGE 68 OF THE OFFICIAL RECORDS OF BRAZOS COUNTY, TEXAS, SAID 0.112 ACRE TRACT BEING MORE PANTICULANLY DESCRIBED BY METES AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM C-1 GENERAL COMMERCIAL TO R-1 SINGL~ FAMILY RESIDENTIAL. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS: WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on October 11, 1990 on the question of rezoning certain areas within the city limits; and WHEREAS, the City Council has determined the following: To rezone a 0.112 acre tract or parcel of land, lying and being situated in the Thomas Caruthers League, Abstract No. 9, College Station, Brazos County, Texas and being the same tract of land conveyed by Special Warranty Deed from the Federal Deposit Insurance Corporation to T.A.C. Realty, Inc. on July 24, 1990 and recorded in volume 1199, page 68 of the Official Records of Brazos County, Texas, said 0.112 acre tract being more particularly described by metes and bounds as follows: BEGINNING at an iron rod found marking the north corner of a 7.75 acres tract, and the west corner of a 11.30 acres tract called tract one of an 88.52 acres tract that is an aggregate of five tracts conveyed by Special warranty Deed from the Federal Deposit Insurance Corporation (FDIC) to T.A.C. Realty, Inc. on December 8, 1989 and recorded in Volume 1157, Page 194 of the Deed Records of Brazos County, Texas~ THENCE S 29 degrees 26' 57" E, 203.14 feet along a common line of the said 11.30 acres and 7.75 acres tract to an iron rod found for corner and beginning of a curve to the left~ THENCE along said curve for a distance 167.55 feet (curve data: central angle = 16 degrees 00' 01", radius = 600.00 feet, tangent = 84.33 feet, the chord bears S 37 degrees 26' 56" E, 167.01 feet to an iron rod found for corner marking the end of said curver THENCE S 45 degrees 26' 56" E, 117.06 feet to an iron rod found for corner marking a common corner of the said 7.75 acres and 11.30 acre tracts, said iron rod lying in the northwest right-of-way line of Woodcreek Drive as shown by plat of Woodcreek, Section One, recorded in Volume 529, Page 23 of the Deed Eecords of Brazos County, Texas; THENCE S 45 degrees 25' 33" W, 10.00 feet along said right- of-way to a found iron rod for corner; THENCE N 45 degrees 26' 56" W, 116.91 feet, crossing into said 7.75 acres tract to an iron rod found for corner marking the beginning of a curve to the right; THENCE along a said curve for a distance of 170.35 feet (curve data: Central angle = 16 degrees 00' 01", radius = 610.00 feet, tangent = 85.73 feet, the chord bears N 37 degrees 26' 56" W, 169.79 feet), to an iron rod found for corner and end of said curve; THENCE N 29 degrees 26' 57" W, 200.31 feet continuing across said 7.75 acres tract to an iron rod found for corner marking a point on the northwest line of said 7.75 acres tract; THENCE N 44 degrees 47' 11" E, 10,39 feet along the said northwest line of the 7.75 acres tract to the PLACE OF BEGINNING, and containing 0.112 acre of land more or less, from C-1 General Commercial to R-I Single Family Residential.
