BOYE'I-r ESTATE, COLLEGE STATION, BRAZOS COUNTY, TEXAS, A 6,333 SQUARE FOOT TRACT OF LAND, FROM R-2 DUPLEX RESIDENTIAL TO C-1 COMMERCIAL WHEREAS, on July 20, 1994, the C~ty Council of the C~ty of College Stat,on convened and pursuant to notices proscribed by law, held a pubhc hearing with regard to the application for the rezoning of Lot 15, Block 6-7, W.C Boyett Estate, College Station, Brazos County, Texas, a 6,333 square foot tract of land, and be~n~ commonly known as 315 Church Street, College Stat,on, Brazos County, Texas WHEREAS, the above-descnbed property is currently zoned R-2 Residential and the current use ,s vacant land; WHEREAS, the owner of the above-described property, Paul J Clarke, North- gate Jo,nt Venture, has apphed for the rezoning of the above-described property to C-1 Commercial zomng; WHEREAS the City Councd of the Cty of College Stabon, Texas, heard ev dence as to the location of the property ~n the Northgate area, WHEREAS, ewdenca was presented that th~s area of College Stabon ~s heavily congested; WHEREAS, ev,dence was presented that the proposed use of the property as a parking lot wdl rel,eve some of the congest,on ,n the Northgate area; WHEREAS, the neighbonng propert,es in the same block as the subject property are all zoned C-1 Commercial, and WHEREAS, the C,ty Council of the C~ty of College Station, Texas has concluded that the development taking place ~n the Northgate area is a changed condihon that makes the subJeCt property more su,ted to commercial use, NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS, that the above-descr, bed property ,s hereby rezoned from R-2 Duplex Residential to C-1 Commercial, effect,ve ,mmed~ately PASSED and APPROVED this 20th day of July, 1994.
