ROBERTSON SURVEY, ABSTRACT NO 202, IN COLLEGE STATION, BRAZOS COUNTY, TEXAS, FROM A-O AGRICULTURE-OPEN SPACE TO R-lA SINGLE FAMILY RESI- DENTIAL. WHEREAS, on July 20, 1994, the City Council of the Csty of College Station convened and pursuant to nohcas pm. scribed by law held a public heanng with iregard to the application for the rezomng of Tract 2, a 9 02 acre tract or parcel of and lyingand being situated ~n the S.W Robertson Survey, Abstract No. 202, in College Station, Brazos County, Texas, being a part of that 1152.60 acre tract conveyed to Pebble Creek Development Company by deed recorded ~n Volume 1671, Page 276 of the Official Records of Brazos County, Texas, and being more particularly described as follows Beginning at the intersection of the southwest line of that 27 29 ac, re tract conveyed to the C~y of College Station, Texas, by deed recorded in Volume 1029, Page 13 of the Official Records of Brazos County. Along the am of said curve through a central angle of 17' 15' 16", Thence through the said Pebble C~cek Development Company tract as follows S 46° 11' 43" E -268.41 feet; N 62° 02' 11" E- 322 94 foat, N 50° 25' 31' E - 1122.10 feet; N 76' 44' 24" E - 181 73 feat to the southwest hne of the said C~ty of College Station 27 29 acre tract; Thence N 39' 34' 29" W - 365 56 feet along the southwest lIne of the sa~l City of College Stat;on 27.29 acre tract to the Point of Beginning and contaJmng 9 02 acres of land more or less, WHEREAS, the above-described property ;s currently zoned A-O Agricultural- Open Space and the current use ~s vacant land, 0"15 ~,l Ordinance No. 2076 Page 2 WHEREAS, the owner of the above-described property, Pebble Creek Develop- ment Company, has applied for the rezonlng of the above-described property to R-lA Residential zoning; WHEREAS the C~ty Council of the City of College Station, Texas, heard evidence that the proposed zon,ng change ts in conformity with the City's Comprehensive Plan, WHEREAS, the City Council of the City of College Station, Texas, heard evidence as to the location of the property in southern College Station; WHEREAS, evidence was presented that this area of College Station is rapidly developing; WHEREAS, evidence was presented that the proposed use of the property as single family residential will satisfy some of the demand for single family housing ~n this area; and WHEREAS, the City Council of the City of College Station, Texas has concluded that the development taking place in the southern part of the City Is a changed condition that makes the subject property more suited to single family' residential USe, NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS, that the above-described property is hereby rezoned from A-O Agricultural-Open Space to R-lA Single Family Residential, effective immediately. PASSED and APPROVED this 20th day of July, 1994.
