Being a tract of land containing 0.5002 acres, and being all of Lot 29, and 30 in the
Richards Subdivision, as recorded in Vol. 137, Page 25, of the Brazos County Deed
Re- ords(B.C.D.R.), and being in the Morgan Rector League, A -46, in the City of
Collcje Station, in Brazos County, Texas. Being the same tract of land as recorded in
Vol. 11384, Page 249, of the Brazos County Official Records(B.C.O.R.) All bearings
of this survey are referenced to the Tex State Plane Coordinate System, Central
Zone, NAD83(CORS96), and boundary based on found 1/2" iron rods in the said.

Surveying, Project No. 2013- 0282 - Richards, and being more particularly described as

BEGINNING at a 1/2" iron rod found for the west corner of this tract, also being the
west corner of Lot 29, also being the north corner of the Grant R. Wolfe D.D.S. tract,
being the remainder of Lot 28 of Richards Subdivision, as recorded in Vol. 573, Page
247, of the B.C.D.R., also being a point on the southeast line of .Richards Street(called

THENCE North 41'29'50" East, a distance of 208.77 feet along the common line
