Item 8.1 Southern Roots Baseball Complex

Question: What is the best knowable answer regarding the amount of capital cost reduction in the event
the flanking fields at Veterans are removed from the triple ballpark plan, leaving only the multisport
championship field?
Response: The estimated cost to build only the Championship/feature field and associated parking, etc.
would be $23-25M (construction cost). Thus, with $31M as the current construction estimate, the savings
are approximately $6-$8M. All the infrastructure, restrooms, concessions, etc. are incorporated into the
feature field. These are rough numbers based on the early design package.
Item 8.1 Southern Roots Baseball Complex

Question: 50% of the cost of a cul-de-sac roadway constructed at the Midtown Business Park, if
constructed by a private sector entity.
Response: Without specific information on the road, staff in Capital Projects estimates $10M. This is
based on an initial estimate of $30M for the whole roadway with a bridge. Without the bridge,
approximately $10M can be taken off the total cost, and the remaining $20 M can be reduced by 50%
resulting in an estimate of $10M. This estimate is made with many caveats due to unknown factors.

Question: What is the sum total of accumulated but unspent TIRZ funds for the Midtown Development?
Response: Approximately $2.5 million at the end of FY 25.
