NUMBERS BUILDING SAFELY: CARBON MONOXIDE ALARMS Carbon monoxide (CO) is the number one cause of poisoning deaths in the United States. According to the Journal of the American Medical
Association, there are ap-proximately 2,100 unintentional deaths from carbon monoxide (CO) every year in the United States. In addition, more than 10,000 injuries occur annually from
this colorless, odorless, and tasteless poison. Carbon monoxide alarms are now required in new dwelling units constructed under the 2009 International Residential Code (IRC). Because
the source of unsafe levels of carbon monoxide in the home is typically from faulty operation of a fuel-fired furnace or water heater, or from the exhaust of an automobile, this new
requirement applies specifically to homes containing fuel-fired appliances or having an attached garage. Carbon monoxide accumulates in the body over time relative to its concentration
in the air. Accordingly, carbon monoxide detectors sound an alarm based on the con-centration of carbon monoxide and the amount of time that certain levels are de-tected, simulating
an accumulation of the toxic gas in the body. High levels of car-bon monoxide will trigger an alarm within a short time, while lower levels must be present over a longer time period
for the alarm to sound. This design prevents false-positive alarms. This change in the code recognizes the improved reliability of car-bon monoxide alarms and intends to reduce accidental
deaths from carbon monox-ide poisoning. Because carbon monoxide poisoning deaths often occur when the occupant is sleep-ing, the IRC requires carbon monoxide alarms to be located in

or POC@cstx.gov. Q: What regulations should I be aware of if I plan to set up a temporary residential sales office or model home? A: Temporary residential sales offices and model homes
are allowed in residential zoning districts as a part of an on-going residential development. A site plan must be submitted to the building department along with the building permit
application. In addition to building code requirements, site plan requirements will in-clude, but are not limited to, setbacks, ADA sidewalks, and parking or single-family driveway specifica-tions.
Non-residential architectural standards and landscaping are not required of these structures. Additionally, temporary residential sales offices and model homes can only be located at
the end of a residential block on the periphery of a subdivision or at the entrance to a subdivision. These offices or model homes must be moved or converted to a permitted use within
the district once 95% of the associated residential units have received a Certificate of Occupancy, or the office or model home is no longer util-ized. Such model homes for new subdivisions
can only be occupied for residential purposes after all busi-ness activities have ceased and the home is sold. More information about temporary residential sales offices and model homes
regulations can be found in Sec-tion 6.5.B of the Unified Development Ordinance. POPULATION: The February population estimate is 93,578.
