1. Hear Visitors. At this time, the Chairman will open the floor to citizens wishing to address the
Co mmission on planning and zoning issues not already scheduled on tonight’s agenda. The citizen
presentations will be limited to three minutes in order to accommodate everyone who wishes to address
the Commission and to allow adequate time for completion of the agenda items. The Commission will
receive the information, ask city staff to look into the matter, or will place the matter on a future agenda
for discussion. (A recording is made of the meeting; please give your name and address for the record.)
A ll matters listed under Item 2, Consent Agenda, are considered to be routine by the Planning and Zoning
Commission and will be enacted by one motion. All items approved by Consent are approved with any and
all staff recommendations. There will not be sepa rate discussion of these items. If discussion is desired, that
item will be removed from the consent agenda and will be considered separately.
2. Consent Agenda
2.1 Consideration of minutes from the Regular Meeting held on December 16, 1999.
2.2 Conside ration of minutes from the Workshop Meeting held on December 16, 1999.
2.3 Consideration of a Final Plat of approximately 50 - 78 acres, Pebble Hills Estates Phase 1
Subdivision, located on the north side of Greens Prairie Road approximately 1400 feet east of State

3. Public hearing and consideration of a rezoning request for 3.378 acres adjacent to the High Ridge
Subdivision from R - 1 Single Family to C - 2 Commercial Industrial. (99 - 131)
4. Public hearing and considerati on of a Conditional Use Permit, use only, for a religious facility, Brazos
Community Church, to be located at 700 University Drive East Suite 110 - A. (99 - 727)
5. Public hearing and consideration of a Conditional Use Permit, use and site plan, for College H ills
Missionary Baptist Church located at 712 Churchill Street north of Lincoln Avenue and east of Tarrow
Street, to pave and expand an existing gravel parking area. (99 - 731)
6. Public hearing and consideration of a Conditional Use Permit, use and site pl an, for the Ordonez
Residence located at 1701 Langford. This request is to allow an in - house child care facility within the
single family residence. (99 - 733)
7. Public hearing and consideration of a Conditional Use Permit, use and site plan, for Northgat e Center
located at the corner of College Main and Church Avenue, to allow for a night club. (99 - 730)
8. Public hearing and consideration of a Rezoning for 101.32 acres located in the north quadrant of the
intersection of Greens Prairie Road and Woodlake Drive from A - O Agricultural Open to A - OR Rural
Residential. (99 - 132)
9. Consideration of a Master Development Plan for 303.966 acres, Sweetwater Forest, located in the north
quadrant of the intersection of Greens Prairie Road and Woodlake Drive; and Consi deration of the
Preliminary Plat of 36.271 acres, Sweetwater Forest Phase 1, for 22 rural residential lots. (99 - 319)
10. Public hearing, consideration and possible action on an amendment to Ordinance 1638, the Zoning
Ordinance of the City of College Stati on, amending Section 8.4 relating to the number of Principal
Structures on a Lot or Building Plot and establishing Section 8.21, NEIGHBORHOOD
PRESERVATION OVERLAY. (99 - 813)

11. Public hearing, consideration and possible action on an amendment to Ordinance 1638, the Zoning
Ordinance of the City of College Station, adding section 23 MORATORIUM ON CERTAIN
APPLICATIONS. (99 - 814)
12. Discussion of the appropriate zoning district to allow for recreation vehicle parks.
13. Update to the Commission of any new M inor or Amending Plats approved by Staff.
14. Discussion of future agenda items.
15. Adjourn.
