Kim Johnson, Assistant Zoning Official Harry Davis, Fire Marshal Ron Ragland, Assistant City Manager Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Addition to existing University Bookstore located on Lots 8 &9 Block 2 Boyett Addition subdivision which is at 409 University Drive (86 -432) (Commercial Northgate Zoning District) The P.R.C. met on December 17, 1986 to review the above mentioned project and recommends approval of the project with the following conditions *: 1. Coordinate electric load data requirements with Ray Havens; service will be underground. 2. Coordinate telephone requirements with Laverne Dube of GTE. 3. Coordinate natural gas requirements with Terran Sanchez of Lone Star Gas. 4. One 3 -yard dumpster will be required; relocate away from the building addition so it will be in line with the loading lane. 5. Parking area must be paved; include 6" raised curb with drain outlets around this area. Coordinate final Drainage Plan with Engineering Department. 6. The existing water line and gas line are under the proposed addition to the rear of the existing building and will have to be moved; coordinate with Water & Sewer Department and Lone Star Gas Company. 1 ,r P.R.C. Some electric power lines will have to be moved at the time the portable buildings are moved; coordinate timing of that move with Electric Department to facilitate a smooth transition. 8. Some landscaping around /in the parking area is preferred but not required. THE FIRE MARSHAL RAISED A QUESTION REGARDING WHETHER OR NOT A TWO STORY ADDITION WILL BE ALLOWED TO THIS EXISTING BUILDING WHICH IS LOCATED IN A FIRE DISTRICT. BUILDING OFFICIAL COY PERRY TO MAKE FINAL DETERMINATION IMMEDIATELY FOLLOWING THIS MEETING. 0 - SUBMIT 5 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO CONTINUING WITH STEP II OF THE BUILDING PERMIT PROCESS. *Any changes to an approved site plan must be cleared through the Office of the Director of Planning. 4
