SUBJECT: Parking lot plan - 7- Eleven Convenience Store located
at the northeast corner of Texas Avenue & University Drive. (86-
414)
The P.R.C. met on July 2, 1986 to review the above mentioned site
plan, and recommends approval with the following conditions *:
(1) Electrical line on east side may conflict with building as
proposed. Mr. McCord will research easements.
(2) Coordinate electrical requirements with the City & McCord
Engineering; furnish electric data and load information as soon as
possible.
(3) Correct drawing to indicate that waterline ends at fire
hydrant, not manhole.
(4) Use existing taps for water & sewer.
(5) Dimension dumpster pad to show 12'x12' internal
measurement. Six (6) yard dumpster is recommended by the
Assistant Director of Public Services (Bob Epps).
(6) Dimension from property line to canopy along Texas
required. Minimum ordinance requirement is 15'.

r nance requires 8 setback to parking areas unless
variance is granted by Zoning Board of Adjustment.
(8) Minimum underside height of canopy to be 14'.
(9) Parking is one space short (11 required). Consider
redesigning parking area to achieve correct number as well as 8'
setback. May need to reduce size of building.
(10) Variance request must be made for side and rear setbacks.
Confer with Jane Kee, Zoning Official.
(11) Replacement of existing sign faces is allowed. Redesign of
signs involving removal of any part of sign structure may require
variance. Confer with Jane Kee, 'Zoning Official.
(12) Landscaping comments:
a. Plantings within sight. distance triangle must be no
taller than 3' mature height.
b. Plantings in outer island on Texas are in HW R.O.W.
Relocate plantings from this island and sight distance
triangle to other areas on the site.
c. Keep crape myrtles or canopy trees at least 10' from the
dumpst.er pad to reduce confl=ict.
d. Indicate hose bib locations or use of irrigation system.
e. Soil fill in islands must. be contiguous with original
soil base.
f. Expand landscape legend to indicate size of plant
materials.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT.
*Any changes to an approved site plan must be cleared through the
Office of the Director of Planning.

SUBJECT: Conditional Use Permit (site plan) Alpha Gamma Rho
Fraternity House located on Lot 1 Block 66 Section 28
Southwood Valley near FM2154 & Deacon extension.

The P.R.C. met on July 2, 1986 to review the above mentioned site
plan, and recommends approval with the following conditions *:
(1) Furnish a letter requesting underground electric service if
desired.
(2) Coordinate electrical requirements with the City & McCord
Engineering; furnish electric data and load information as soon as
possible.
(3) Likelihood of large power line along rear property line but
details from electrical are not firmly set as of this date.
(3) Six (6) yard dumpster is recommended by the Assistant Director
of Public Services (Bob Epps)
(4) P.R.C. Drainage Statement was provided; compliance is required
by building permit time.
(�) This building as proposed may require a sprinkler system.
Check with Harry Davis, Fire Marshall for determination.
( 6) Dedicate drive in front of house (facing Fraternity Row) as
Fire Lane and mark accordingly.
(7) Dimension site plan; parking lot, front 8' setback, and
islands (minimum 9' width).
(8) Include meeting room square footage on site plan.
(9) Coordinate landscaping proposal with Kim Johnson, Ass't.
Zoning Official.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT BY
NOON ON JULY 11TH TO BE INCLUDED ON P &Z AGENDA JULY 17TH.
*Any changes to an approved site plan must be cleared through the
Office of the Director of Planning.
