SUBJECT: Parking Lot Plan - Addition to existing dentist office at
209 Dominik (86 -412)
The P.R.C. met on this date to review the above mentioned project, and
approved the project with the following conditions*:
1, Furnish electrical load data requirements to Electric Department.
2, Place some type of temporary curbing along the western property line
from the sidewalk at rear of building to rear property line.
3. A 6" raised curb is required around all edges of all parts of all paved
areas without exception. (To include islands, planting areas, access
ways, dumpster locations, utility pads, etc.) Curb detail to be approved
by the City Engineer, No exceptions will be made for areas indicated on
site plan as "reserved for future parking ".
4. Reverse location of islands in the rear of proposed addition from west
side of property to east side.
5. Parallel parking spaces should be a minimum of 22 ft. in length.
6. The P.R.C. recommended that the applicant secure an access easement from
the owner of the shopping center adjacent which would guarantee access to
the parking spaces in the rear of the proposed office.
7. The Fire Marshal stated that guaranteed access to the rear of the building
Is crucial to the Fire Department, therefore is required.
8. Minimum landscaping point requirement for this project is 500 points, 250
of which must be in canopy trees. Recalculate landscaping for this project
and include a table as required by Zoning Ordinance.
9. Locate and designate either irrigation or hose bibs. Designate type of
groundcover to be used.
10. Show existing easements and utilities including the manhole.
11. Assistant Director of Public Services has stated that curbside garbage bag
pickup Is acceptable for this project.
SUBMIT 10 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO CONTINUING WITH
STEP !i OF THE BUILDING PERMIT PROCESS, -Any changes to an approved site plan must be
