Bill Riley, Water Distribution Supervisor Eric Ploeger, City Forester Lavern Dube, GTE Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Utility Service Center (City of CS) 86 -400 Location: Tract "B" F,M.Arnold Tract The P.R.C. met on January 15, 1986 to review the above mentioned project, and recommends approval with the following conditions-: 1. Provide a 12'x 12 for dumpster; one 6 yard dumpster will be the minimum requirement for this project, 2. Recalculate the landscape points using phase lines; disperse landscaping "reasonably" over site. 3. The Fire Marshal raised a question regarding the covered walk between the two buildings; the question being whether this covered walk connecting the buildings creates one building. If they become one building, that building will have to be sprinklered. If the covered walk does not create one building, but rather leaves two buildings, sprinkler systems will not be required. 4. Show dimensions of all islands, drives and the parking lot itself on the site plan, 5. Show the location of the required single phase transformer on the site plan. Coordinate location and requirements of utility lines with the Electrical Department. 6, GTE will coordinate requirements directly with Holster & Associates. 7. Turning radii should have 40 foot inside measurements at several locations listed as follows: area into lot labeled "equipment parking "; entrance off Graham Road; the turn from the front entrance drive into the drive leading to area labeled "equipment parking "; area between "maintenance & storage" and the "service warehouse" to allow trucks to make the turn. P.R.G. 86 -400 page 2 8. Include a note on the site plan that the turning radius from the drive between Graham Road and the "future access to Mercedes /Birmingham Drive" must be a 40 foot radius at the time the connection is made. 9. Show the other side of the 100 year flood plain. *Any changes to an approved site plan must be cleared through the office of the Director of Planning. SUBMIT 10 COPIES OF REVISED PLANS TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO CONTINUING WITH STEP II OF THE BUILDING PERMIT PROCESS. sjv
