Laverne Dube, GTE Carol Elmore, Assistant City Attorney Shirley Volk, Planning Technician SUBJECT: PRELIMINARY PLAT - Woodcreek Section Three (86 -304) 8.66 acres located at the southeast intersection of Woodcreek Drive and Stonebrook Drive (in the Woodcreek Subdivision) A Presubmission Conference was held on May 21, 1986 review the above referenced plat, and staff recommends approval with the following conditions *: 1) Extend the easements from the rear of the lots to the front of the lots (to Stonebrook Drive) 2) Additional easements may be required along Stonebrook Drive (coordinate with the Electric Department) 3) The lot lines of some of the lots around the cul -de -sacs are not radials of the center of the cul -de -sac, thus causing the possibility that the actual frontage of the lot may not be adequate to have a driveway. Check all the lots around the cul- de- sacs and adjust accordingly to assure that potential problems are eliminated. 4) The developer has indicated that he will delete the word "utility" from the 25 foot easement across the rear property lines, and designate that easement to be a "drainage" easement. 5) The width of the drainage easement may have to be changed. Final decision will be made by Engineering Department after a complete study of the drainage report is received. 6) If the drainage easements off the cul -de -sacs have to include pipe, there may be a conflict with the sewer line serving Lot 8. 7) The developer has indicated that he will give the street names of the cul -de -sacs the same as the connecting streets (across Stonebrook Drive), *Any changes to an approved plat must be cleared through the office of the Director of Planning. SUBMIT 10 COPIES AND FILM POSITIVE TO PLANNING DEPARTMENT PRIOR TO NOON ON MAY 30TH IN ORDER TO BE INCLUDED ON P &Z AGENDA JUNE 5th. 1
