SUBJECT: Parking Lot Plan - State Farm Mutual Automobile Insurance Company
Service Center (85 -491) on 1,32 acre tract (Lot 3A Blk V U.P.II,
a pending replat of Lot 3 Blk V U.P,II) on University Drive
The P,R,C. met on this date to review the above mentioned project, and recom-
mends approval with the following conditions`:
(1) Dumpster pad must be a minimum of 12' x 12' interior measurement; any
fencing (without gates) must go on outside of these measurements. Minimum
requirement for this project is one 3 cubic yard dumpster.
(2) P,R.C. drainage statement provided; compliance required.
(3) The street into this project (coming off University Drive) must be a
minimum of 20 feet in width to qualify for a fire lane which is necessary.
Mark the curbing along this street as a fire lane. Check with Fire
Marshal for required marking,
(4) The driveway closest to University Drive into this project may cause a
problem to the applicant in the future, but the Engineering Department
has approved this location as it is proposed.
(5) Engineering Department recommends a 25 foot minimum radius to the street
from University Drive.
(6) Relocate the water hydrant; water hydrants must be located within 10 feet
of a driving surface. Coordinate location with Water & Sewer Department
Superintendent Bennie Luedke.
(7) The low profile sign must be located a minimum of 10 feet behind the
right -of -way line and clear of the sight distance triangle.
(8) Building Code requires a minimum of 3 handicap parking spaces for this
project.
(9) Landscaping: "Protected" trees require a 7 foot (minimum) barricade to
be in place prior to any grading or clearing in order to qualify for the
allotted points, Show barricade details on site plans.
*Any changes to an approved site plan must be cleared through the Planning Dept.
SUBMIT 10 COPIES OF REVISED PLANS FOR APPROVAL BY PLANNING DEPARTMENT PRIOR TO
CONTINUING WITH STEP 11 OF THE BUILDING PERMIT PROCESS,
