SUBJECT: Conditional Use Permit /Site Plan - Addition to Police Station (85 -710)
The P.R.C, met on this date to review the above mentioned site plans, and
recommends approval with the following conditions*:
(1) A compilation of all completed drainage information (in house) must be
made (into report form) prior to building permit application.
(2) Show the flood plain boundary lines on the site plan.
(3) Include a note regarding flood- proofing of the firing range structure.
(4) Fire hydrant location(s) subject to approval of Fire Marshal.
(5) Add the island at the end of the parking row as designated in meeting.
(6) Delete the note referring to concrete wheel stops around perimeter of
parking lot.
(7) Re- calculate landscaping points to reflect correct allowances; make up
the difference between what is shown and what is required in additional
plantings.
(8) Change the size of the junipers to reflect 5 gallon size if points indi-
cated are to be allowed.
`Any changes to an approved site plan must be cleared through the office of the
Director of Planning.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT BY NOON ON
NOVEMBER 27th TO BE INCLUDED ON P &Z AGENDA DECEMBER 5th.

SUBJECT: Revised Preliminary Plat - Belmont Place Block 1 (85 -314)
A Presubmission Conference was held on this date to review the above mentioned
revised preliminary plat, and staff recommends approval with the following
conditions
(1) A 10 foot utility easement will be required along the western boundary
of this land prior to approval of a final plat.
(2) A 20 foot utility easement will be required along the existing sewer
line (10 feet each side) prior to approval of a final plat.
(3) A 10 foot utility easement will be required inside this tract and parallel
to the frontage road to cover the sanitary sewer line, prior to approval
of a final plat.
(4) Show the existing easement at the previous location of Atlanta street.
(5) Designate a lot or tract number on each lot.
(h) Lot 1 Block 1 (if configuration remains the same) should be provided
an access easement; no curbcut will be allowed to this lot within
200 feet of an intersection.
SUBMIT 10 COPIES OF REVISED PLAT AND FILM POSITIVE TO PLANNING DEPARTMENT
PRIOR TO NOON ON NOVEMBER 27th TO BE INCLUDED ON AGENDA FOR DECEMBER 5th.

replat and staff recommends approval with the following condition-`:
(1) Developer is aware that all of Block V University Park Section Two, regard-
less of the number of lots developed, will be considered one premise for
purposes of signage.
THIS PLAT WILL BE CONSIDERED IN A PUBLIC HEARING /MEETING WHICH WILL BE HELD
ON THURSDAY, DECEMBER 5, 1985 BY THE PLANNING AND ZONING COMMISSION.

SUBJECT: Preliminary Plat - Devonshire Park (85 - 313)
A Presubmission Conference was held on this date to review the above mentioned
plat, and staff recommends approval with the following conditions-:
(1) Developer has been made aware of the fact that a Final Plat of this land
cannot be approved until the land is rezoned to something other than its
current A-0 zoning. The lot sizes shown on this plat do not comply with
ordinance requirements set forth in the A -0 zoning district regulations.
Approval of this Preliminary Plat does not constitute approval of lot
sizes proposed if zoning remains A -0.
(2) Show the dimension of the proposed Right -of -Way (70 feet).
(3) Coordinate any easement requirements with all utility departments prior
to submitting Final Plat.
(4) Developer has been made aware that at the time Final Platting takes place,
there might be concerns with the width of the remaining Rock Prairie Road
if commercial zoning is established on both sides of that road.
