SUBJECT: Parking Lot Plan - Supplemental Parking for Creekside (85 -415)
The P.R.C. met on 10 -23 -85 to review the above mentioned project,
and recommends approval with the following conditions:*
(1) Show existing and proposed contours on the entire site; if a
retaining wall is required, submit design plans for
review /approval.
(2) Eliminate the last parking space by the alley; this will help
protect the fence.
(3) A hose bib must be located within 150 feet of any landscaped
area.
(4) Show location of the 6" curbing around this project.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT FOR
APPROVAL PRIOR TO CONTINUING WITH STEP II OF THE BUILDING PERMIT
PROCESS.
*Any changes to an approved plan must be cleared through the
Office of the Director of Planning.

SUBJECT: Parking Lot Plan - Jud's Food Store - 85 -414
The College Station City Staff reviewed the above mentioned project on 10- 23 -85,
and recommends approval with the following conditions *:
(1) Furnish additional electrical information to Electrical Department as
requested.
(2) A fire hydrant must be located within 300 feet of all parts of all buildings
(as the hose lays), and must be located within 10 feet of a driving surface. Check
with Water & Superintendent Superintendent Bennie Luedke regarding acceptable
location of hydrant.
(3) Dumpster pad must be a minimum of 12 ft. x 12 ft. Any fencing must be to the
outside of these dimensions. No gates should be included. Suggest some kind of
protection in front of a compactor if one is used. One 3 yard dumpster is the minimum
requirement for this project.
(4) Show dimensions on site plan, including all islands (9'x 20' minimum size),
setbacks (property line to curb of project), and typical parking stalls.
(5) Change the angle of the parking spaces.
(6) Reduce the driveway width to a maximum of 36 ft. with a 30 foot turning
radius.
(7) P.R.C. drainage statement furnished; compliance required.
(8) Ordinance requires a 6 foot solid screen fence between this project and any
adjacent developed residential property. Staff agrees that this fence must be in
place at the time Certificate of Occupancy is issued for the second phase of this
project.

(9) Handicapped parking spaces must be a minimum of 12 feet in width.
(10) Show phase lines on site plan, this food store being phase one.
(11) Show the square footage of the different phases.
(12) Indicate total of required landscaping points on legend; break down into each
phase.
(13) Change sizes of trees from gallon size to caliper size.
(14) Indicate the type of watering system to be used; if hose bibs are planned,
show location of same.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO
CONTINUING WITH STEP II OF THE BUILDING PERMIT PROCESS.

SUBJECT: Conditional Use Permit - Regency Village (Personal Care Facility) 85 -717
The P.R.C. met on 10 -23 -85 to review the above mentioned project (site
plan /conditional use permit), and recommends approval with the following
conditions *:
(1) The Electrical Department voiced many questions. Please furnish additional
information regarding requirements to Joe Guidry & Jimmy McCord to enable them to
prepare plans for service to this facility.
(2) The Electrical Department indicated that service to the corridors will be
separate from that to the buildings; there can be no penetration of fire walls.
(3) Show location of fire doors.
(4) Indicate phase lines on site plans.
(5) The Electrical Department indicated possible problems with relocating
existing guy wires along the west side of this project. Coordinate requirements
with that department.
(6) It was agreed that 6 curb cuts would be allowed, with one from Dominik and
one from University Oaks (those which connect to the drives to the turn- arounds) to
include barriers to preclude any traffic other than emergency vehicles. Developer,
Fire Marshall and City Engineer to coordinate plans for these barriers.
(7) Suggestion was made that the radius on the turn - arounds be reduced to help
make the project more aesthetically pleasing, but to still serve as a place to turn
around large emergency vehicles.

(8) Eliminate the fence along the main entrance /drive /circular turn - around from
University Oaks. Fire Marshal indicates the proposed fence would hinder emergency
access to buildings.
(9) Show the exact location of fire hydrants. A fire hydrant must be located
within 300 feet of all parts of all buildings.
(10) A minimum of five 6 -yard dumpsters will be required for this facility;
locations to be determined by the Assistant Director of Public Services (Epps).
Consideration of using a commercial compactor was advised. Allow a space a minimum
of 12 feet in width for one dumpster, or one compactor, with a 50 foot clear radius
in front of the location to facilitate turning of garbage trucks. Include no gates
in front of dumpster /compactor.
(11) A recommendation was made to redistribute parking spaces a little more evenly
around the project.
(12) Signage as proposed on site plan is acceptable if the second sign is only an
address sign.
(13) Correct the errors made regarding landscaping point allowances; then
recalculate and adjust landscaping materials accordingly to meet ordinance
requirements.
(14) A P.R.C. drainage statement has been furnished; compliance is required.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT BY NOON ON NOVEMBER
1ST IN ORDER TO BE INCLUDED ON P&Z AGENDA MEETING OF NOVEMBER 7TH. AFTER APPROVAL
OF BOTH CONDITIONAL USE PERMIT AND SITE PLAN, APPROVED PLANS CAN BE PICKED UP FROM
THE PLANNING DEPARTMENT AND APPLICANT CAN THEN CONTINUE WITH STEP II OF THE
BUILDING PERMIT PROCESS.

Director of Planning.
