SUBJECT: Parking Lot Plan - Texas Avenue Joint Venture (Texas Copy) 85 -416
The P.R.C. met on this date to review the above mentioned project and recommends
approval with the following conditions:*
(1) The driveways across this tract must be connected across the vacant lots.
(2) furnish electrical load data information to the Electrical Department as soon
as possible.
(3) Show the exact location of existing fire hydrants. All parts of every
building must be within 300 feet of a hydrant as the hose lays. The developer may
be required to install an additional hydrant to cover this building. Check with
Superintendent of Water & Sewer (Bennie Luedke).
(4) A dumpster will be required; location, number of dumpster(s) and size to be
determined by the Assistant Director of Public Services after additional
information is provided to him.
(5) PRC drainage statement provided; compliance is required. In addition to this,
furnish site runoff calculations based on a 25 year storm to the Engineering
Department.
(6) A 6 foot solid screen fence is required along the rear property line.
FURNISH 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO
CONTINUING WITH STEP II OF THE BUILDING PERMIT PROCESS.
*Any changes to an approved site plan must be cleared through the Office of the
Director of Planning.

SUBJECT: Preliminary Plat - Windwood Phase 6 Subdivision
(Lot 51, Block One & Lot 1 Block Six (85 -311)
A Presubmission Conference was held on this date to review the
above: mentioned plat and staff recommends approval with the
following conditions:*
(1) Remove the lines designated "building setback lines ".
Setbacks are regulated by ordinance.
Submit sepia and 10 copies of revised plat to Planning Department
prior to noon on November 1st to be included on P &Z agenda for
meeting of November 7, 1985.
*Any changes to an approved plat must be cleared through the
Office of the Director of Planning.
