SUBJECT: Parking Lot Plan -- University Plaza - Phase 1 Block 1 - 85 - -412
The P.R.C. met on August 28th to review the above mentioned site plan, and
recommends approval with the following conditions *:
(1) Furnish a letter requesting underground electric service.
(2) Coordinate electrical requirements with the City & McCord Engineering; furnish
electric data and load information as soon as possible.
(3) Dumpster locations as shown on the revised site plan at this meeting are
acceptable to the Assistant Director of Public Services. The dumpster at the rear
of the retail building should be relocated if possible to prevent conflict with the
existing office building on the adjacent tract.
(4) Mark the curbing along the front and side of the Financial Building as Fire
Lanes.
(5) All curbing along end islands on both sides of all drive areas must be marked
as Fire Lanes due to the minimal width of the drives in this project.
(6) Show exact location of all fire hydrants to service the project on the site
plan.
(7) The theater and the bank must be sprinklered. Show sprinkler connections on
all buildings which will be sprinklered.
(8) Coordinate all telephone information and requirements with GTE.
(9) City Engineer Pullen cautioned the developers to be extremely careful in the
actual layout of the retail building in the southern corner of this project (on
University Drive). His final word on the location of this building is "DO NOT
ENCROACH INTO THE EASEMENT ".

(10) P.R.C. Drainage Statement was provided; compliance is required.
(11) City Engineer Pullen stated he would not approve or permit the drive access
on Chimney Hill Drive into this project as it will provide too much access into a
residential area. Close that curbcut on the revised plans.
(12) RE: signage; compliance with the current zoning ordinance is required.
Coordinate requirements between owner /developer and the Zoning Official. The
theater should be consulted about signage since this could affect the project's
sign design.
(13) The proposed location of the sign is not acceptable as it encroaches into the
sight distance triangle which must be kept clear. See Zoning Ordinance for
regulations.
(14) A screen fence is required between this project and any developed residential
areas.
(15) Show the phase lines on the site plans; this will be beneficial at C.O. time
in determining the required parking and landscaping for each phase.
(16) Access drives must be kept open during construction.
(17) Landscaping must not interfer with overhead utility lines. Keep canopy trees
a minimum of 20 feet away from all utility lines (both overhead & underground).
(18) Any landscaping in islands between head -in parking rows must be below car
bumper lines to allow 2 foot overhang of cars.
(19) No trees will be allowed in the R.O.W. along University Drive, as this is a
State highway and only grass is allowed without a permit from the Highway
Department.
(20) A 6" raised curb is required around all edges of all parts of all paved areas
without exception. (To include islands, planting areas, access ways, dumpster
locations, utility pads, etc.) Curb detail to be approved by the City Engineer.
No exceptions will be made for areas indicated on site plan as "reserved for
future parking ".
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT FOR APPROVAI, PRIOR TO
CONTINUING WITH STEP II OF THE BUILDING PERMIT PROCESS.
*Any changes to an approved site plan must be cleared through the Office of the
Director of Planning.
