met on this date and recommends approval of the conditional
and site plan with the following' conditions:
Provide the 8 setback along University Drive and dimension
the site plan accordingly.
Detached sign to be no larger than 100 sq. ft., no higher than
10' and no closer to the right -of -way than 10
End islands required on all parking rows.
Maximum row length 15 spaces on interior rows and 20 spaces
on peripheral rows. Islands must be added to achieve this.
Rows in excess of 10 spaces require wheelstops.
Eliminate 1 parking space off Glenhaven as necessary to
provide 8' setback.
Shift University Drive curbcut east to avoid encroachment of
property line extension.

Conditional Use Permit - Scott 6 White Medical Clinic (85 -7511)
(8) Correct topo lines.
(9) Comply with PRC drainage statement.
(10) City Engineer recommends minimum 25' radius on University
Drive entrances.
(11) Verify electrical service connection with Electrical Division;
application for underground electrical service must be made in
writing to Electrical Division.
(12) Screen fence required along common boundary with adjacent
residential land.
(13) Fire Hydrants must be located so that all parts of the building
are within 300' of a hydrant (measured as the hose lays):
water lines serving hydrants must be located within easements.
(14) Designate fire hydrants as required by Fire Marshal.
(15) Dumpster subject to approval by Public Works Department.
Minimum dumpster pad required - 12' x 12
(16) Revise landscape plan to correspond with site plan.
The following items were discussed during the review of this project.
(1) Any appeal for variance to islands requirements must be sub-
mitted within 10 days.
(2) Commissioner Paulson suggested that interior islands be removed
before end islands.
(3) It was noted that the Zoning Board of Adjustment granted a
variance to the parking requirements for 68 spaces.
This conditional use permit will go before the Planning 6 Zoning
Commission on September 5, 1985. Submit 10 copies of revised site
and landscaping plans to the Office of the Director of Planning no
later than Thursday. Aug. 29. 1985.

RE: Preliminary Plat - George 11cGu11och "s Industrial Area
A presubmission conference was held on this date to review the above
referenced 'plat. Approvel of the plat is recommended with the fol-
lowing condition:
(1) Verify electrical easement requirements prior to sub -
witting final plat.
The following points were made for the applicants information:
(1) A 10" sanitary sewer is proposed in the vicinity of
Marion Pugh ROW. This line will be adequate if installed.
The proposed line is to be installed by area developers.
(2) The Luther St. railroad crossing will be abandoned as
a public crossing. Portions of the Luther Street ROW
may be affected by this action.
