SUBJECT: Master Preliminary Plat - Nantucket Phase 3 - 85 A presubmission conference was held on this date to review the above mentioned plat, and staff recommends approval as shown. The applicant, Ms. Hobson, informed staff that two street names will be changed prior to the P &Z Commission meeting on June 20th. SUBMIT 10 COPIES AND FILM POSITIVE OF REVISED PLAT TO PLANNING DEPARTMENT BY 5:00 P.M. ON JUNE 14th TO BE INCLUDED ON P &Z AGENDA JUNE 20th. Bill Riley, Water & Sewer Department Barry Clar, Assistant City Attorney Shirley Volk, Planning Technician William Fitch, Area Progress Corporation William Dryden, Area Progress Corporation Austin Fitch, Area Progress Corporation SUBJECT: Master Preliminary Plat - Belmont Place - 85 -306 A presubmission conference was held on this date to review the above mentioned preliminary plat and staff recommends approval with the following conditions:- (1) Atlanta Street should be in a 70 foot right -of -way and should be 47 feet in width (b -b) as is required in a commercial area. (2) At the time of Final Platting, the following information should be included: (a) Lot 1 Block 1 (if configuration remains the same) should be provided an access easement; no curbcut will be allowed to this lot within 200 feet of the intersection. (b) Lots 1 & 2 Block 2 will be regarded as 1 premises for purposes of freestanding signs, (c) Show all existing utility easements on the Final Plat. Bill Riley, Water & Sewer Department Shirley Volk, Planning Technician Barry Clar, Assistant City Attorney Tim Chinn, Kling Engineering & Surveying SUBJECT: Final Plat - Petterak Subdivision - 85 -213 A presubmission conference was held on this date to review the above mentioned plat and approval cannot be recommended until the following conditions are met-: (1) Position the lot line between Lot 1 and Lot 2A in one of two positions; (a)Either on the existing building line to create "lot line" construction, or (b)Seven and one -half (72) feet from the building to conform to ordinance setback requirement. Positioning the lot line in either of the above two locations will create a conforming building; leaving the lot line as shown on the proposed plat reviewed on this date is unacceptable as it creates a non - conformity. (2) Lot 2A should be large enough to allow enough land to provide required parking for uses in the existing building or a shared parking agreement between Lots 2A and 2B or between Lots 2A and Lot 1 must be provided. (3) Provide access easements which allow cross circulation between all lots in this subdivision in order to preclude re- entering either Wellborn or Luther to get from one tract to another. This can be accomplished by Including easements on this plat, or preferably by first developing an existing /future site development plan prior to finalizing the plat. (4) Include a note on the plat.indicating that for signage purposes Lot 1 will be regarded as one premises and Lots 2A & 2B together will be regarded as one premises. (5) Provide a 20 foot utility easement to cover existing utilities (10 ft. on each side of electric line centerline). Note to applicant: The above conditions must be met by the date of the P &Z meeting (June 6, 1985) or staff will request that consideration of this plat by the Commission is tabled until satisfactory access easements or acceptable site development plan is received. SUBMIT 10 COPIES OF REVISED PLAT AND FILM POSITIVE TO PLANNING DEPARTMENT PRIOR TO NOON ON MAY 31st IN ORDER TO BE INCLUDED ON P &Z AGENDA JUNE 6th.
