SUBJECT: Site Plan Permit - Woodway Village 4- plexes - 85
A P,R.C. was held on May 22nd, and approval was recommended with the following
conditions *:
(1) The existing service stubs may cause a problem; coordinate with Water &
Sewer Department (Bennie Luedke).
(2) If underground electrical service is required, furnish a letter.
(3) Check the location of fire hydrants; show on plan. An additional hydrant
may be required. Coordinate with Fire Marshal.
(4) Show a point calculation on each lot with 500 point minimum provided for
each. A "typical" lot can be reflected on both notes and on the plan.
(5) Stairways cannot extend more than 6 feet past the building line.
(6) Density may be a problem; recalculations by staff will be required with
adjustments in density allowed on remaining undeveloped lots in subdivision
possible.
SUBMIT REVISED PLANS TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO PROCEEDING
TO STEP II OF THE BUILDING PERMIT PROCESS,
*Any changes to an approved plan must be cleared through the office of the
director of planning.

SUBJECT: Conditional Use Permit - Beautiful Savior Lutheran Church (85
The P.R.C. met on May 22nd to review the above mentioned project and recom-
mends approval with the following conditions*:
(1) Include a location map on revised plans.
(2) Show the square footage of any building on the plan.
(3) Show the seating capacity on the plan.
(4) The 2" temporary water line is not acceptable. The existing 8 line
must be extended and a fire hydrant must be located within 300 feet
of all parts of all buildings (as the hose lays).
(5) P.R.C. Drainage Statement provided; compliance required.
(6) Furnish a letter requesting underground electrical service.
(7) At present trash bag pickup at the curb is acceptable; if future
expansion occurs, this will be reassessed.
(8) Coordinate any sprinkler plans with the Fire Department and the Building
Department. When any assembly building reaches 5000 square feet, a
sprinkler system is required.
(9) Furnish sign details with this conditional use permit if a sign is to
be included on the project.
(10) Landscaping: Show barricade detail; locate hose bibs (must be within
150 feet of any plantings); all undisturbed areas must be hydromulched
or sodded; points on original plan have been calculated incorrectly and
additional landscaping is required; spacing on ligustrums may be excessive.
(11) Coordinate with Kim Johnson regarding phase line location.

(12) Additional Conditional Use Permits will be required for each
additional phase.
(13) The "back - around' area should be a maximum of 5 feet in depth.
(14) A 6" raised curb is required around all edges of all parts of all
paved areas without exception. (To include islands, planting areas,
access ways, dumpster locations, utility pads, etc.) Curb details
to be approved by the City Engineer. No exceptions will be made
for paved areas indicated on site plan as "reserved for future
parking ".

A Presubmission Conference was held on May 22, 1985 to review the
above mentioned plat, Approval is recommended with the following
conditions-:
(1) Change the pavement width of Woodsman to reflect a width of

SUBJECT: Master Preliminary Plat - Fraternity Row - 44.52 acres (85 - 305)
A Presubmission Conference was held on May 22, 1985 to review the above
mentioned plat, and approval is recommended with the following conditions-:
(1) Provide utility easements to coordinate with location of individual
services.
(2) Provide utility easement adjacent to the R.O.W. along Luther to serve
lots 1, 2, 3 & 4.
(3) Show the existing utility easement adjacent to Woodway Village.
(4) Extend utility easements on both sides of Southwest Parkway; or,
provide specific easements on the northeasterly side of Southwest
Parkway and extend the easement on the southwesterly side of
Southwest Parkway.
Coordinate all easements with the respective City departments.
(5) Include a temporary cul -de -sac at the end of Fraternity Row.
(6) Tie in the water line on Fraternity Row to the existing line across
Jones Butler Road.
(7) Suggest planned sizing of all utility lines for the anticipated maximum
needs of this development. Coordinate all plans with the respective
City departments.
*Any changes to an approved plat must be cleared through the office of the
Director of Planning.

SUBJECT: Parking Lot Plan - Hampton Inn - ( -407)
A P.R.C. meeting was held on May 22, 1985 to review the above mentioned project,
and the following recommended changes were listed to be incorporated on a revised
site plan to be submitted for additional review, either by staff or the entire
P.R.C. Determination to be made regarding reviewing body after revised plans
are received.
(1) The 2 access point shown on Texas Avenue conflict with the access to
Cooner Streets and therefore are unacceptable. Access to this site
will be limited to 1 access point on Texas Avenue and that point must
either line up with Cooner Street or be more offset than shown. The dual
access points on Meadowland are acceptable as shown.
(2) Suggest the access drive off Texas Avenue be widened to a 36 ft. opening
with a wide (perhaps 30 ft.) turning radius. The tangent of the turning
radius must fall within the property lines of this project.
(3) Furnish a letter requesting underground service; coordinate requirements with
Electrical Department (Joe Guidry, Superintendent) as soon as possible
to allow for rather- slow delivery of transformers.
(4) Verify the location of underground service for the Ramada. Notify City
Electrical Department as soon as possible so a review of the area can
be made.
(5) Developer pays the difference between what overhead electrical service
would cost and the cost of underground service.
(6) Coordinate water /sewer requirements with the Superintendent of Water S
Sewer (Bennie Luedke). The "6 inch comb.dom. water & fire protection
line" is not allowed. Separate lines will be required to service each.
Plans must be prepared by a registered professional engineer.
(7) P.R.C. Drainage Statement provided; compliance required.
(8) Provide legal easement descriptions for areas around valve boxes, meters,
P.R.C. report - 85 -407

transformers, (to include easement for the existing facilities which
service the Ramada Inn.
(9) Additional review will be required by the Fire Department following
receipt of revised plans.
(10) Paint curbed areas within the site as Fire Lanes, including the front
loading area.
(11) Re:dumpster locations: trucks are rear loading. Directional location
of dumpster pad is required. Pad must be a minimum of 12'x 12' (interior
measurements). Keep pad at same elevation as driving surface. Maintain
a 50 foot clearance in front of the pad for maneuvering trucks. Include
no gates. Coordinate all locations with Ass't. Director of Public Services.
One 3 cubic foot dumpster will be adequate with service 6 days a week
(excluding Sunday) to cover planned facilities with no restaurant.
(12) Landscaping: Suggest spacing of dwarf yaupon holly too sparse. Trees
(Bradford pear) sizes must be shown in caliper size with 1.5" caliper
being the minumum which allows credit of 75 points.
(13) Provide a minimum of 1 parking space per employee per shift.
(14) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. (To include islands, planting areas, access
ways, dumpster locations, utility pads, etc.) Curb detail to be approved
by the City Engineer. No exceptions will be made for areas indicated
on the site plan as "reserved for future parking ".
SUBMIT REVISED COPIES OF PLANS TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO
CONTINUING WITH STEP II OF THE BUILDING PERMIT PROCESS.
Any changes to an approved site plan must be cleared through the office of the
Director of Planning.
