SUBJECT: Parking Lot Plan - New Orleans Square - 85-406 (See 84 - 435)
The P.R.C. met on this date to review the above mentioned project, and the
following conditions must be met prior to approval:
(1) Regarding the easement to the existing power pole on the most easterly
side of this project: Electrical Department has expressed a preference
to reset the pole along the existing line and continue underground from
that point. Clarify with Electrical Superintendent and get approval on
those plans.
(2) Provide a 10 foot utility easement and show on plans that easement from the
transformer marked "T - 3" to the southerly property line in order that service
can be provided to the house behind this project.
(3) Designate all curbed areas as "Fire Lanes" and show on site plan.
(4) The 10 foot easement provided for a 24 sanitary sewer line does not
follow the actual existing line. The easement must be changed so that
it does follow the existing sanitary sewer line; show line and easement
on site plan. City Engineer Pullen has suggested a plat of easements
be prepared and submitted separate from the site plan because of the
large number of easements which cross this property.
(5) Footing elevations of Buildings B, C & D must be below the invert elevations
of the sanitary sewer.
(6) Although the sanitary sewer service to these buildings is acceptable as shown
on these plans, the City Engineer has suggested that the developer check with
his office regarding changes which could cover any possible subdivision of
this property and would provide flexibility to the developer in the future.
(7) The Flood Plain study has been received but not yet approved. More informa-
tion, including a grading plan, will be required before approval can be
made. Final approval of site plans will be withheld until this approval
can be included.

(8) The number of parking spaces provided does not cover the number of
employees which will be required to operate this shopping I center /office
project. The current ordinance requires 1 parking space per 300 square
feet of building plus 1 space for each 2 employees for office buildings;
for shopping centers the requirement is 1 per 200 square feet plus 1 per
2 employees. Additional parking will be required for this project. If
additional parking is not provided, approval of the site plan cannot
be given without a variance from the Zoning Board of Adjustment.
(9) Provide some type of easement which will allow for future access between
this project and the adjacent property when it develops. Director of
Planning will check with City Legal Department to determine what kind
of document should be prepared to provide for this future access between
projects.
(10) Assistant Director of Public Services Epps must indicate approval on
site plan of location and size of dumpster pads.
(11) RE: Landscape Plan: Include detail of typical barricade to be used for
protecting existing trees from construction damage. Recalculate points.
Care should be given to the type of tree planted under utility lines.
(Tail growing trees are discouraged due to maintenance problems). Plans
which include shrubbery or trees in 4 foot wide islands which are planned
to be used as wheelstops with a 2 foot overhang included are not practical
as the vehicles themselves will damage that type of landscaping and chances
for survival are practically nil. No trees are allowed in easements over
sewer lines, Check with City Engineer regarding any landscaping which may
be allowed in that type of easement. Ordinance requires 5 gallon shrubs
rather than the 1 gallon size which has been indicated on plans.
SUBMIT TEN (10) COPIES OF REVISED PLANS TO PLANNING DEPARTMENT FOR APPROVAL
PRIOR TO CONTINUING WITH STEP II OF THE BUILDING PERMIT PROCESS WHICH HAS BEEN
FURNISHED.
