SUBJECT: Preliminary Plat - Baron Park (44,19 acres) 85 -301
A Presubmission Conference was held on February 13, 1985 to review the
above mentioned plat, and staff recommends this plat be redesigned,
incorporating the following changes /conditions-:
(1) Designate "Private /Public" streets; streets must be paved with
curbing and guttering.
(2) Provide a seventy (70) foot right -of -way for a public major thorough-
fare from Highway 6 to the easternmost property line. The developer
will be responsible for the construction of a forty -seven (47) foot
paved street to City standards.
(3) Consult the local office of the State Highway Department about timing
of right -of -way purchase for the Highway 6 improvements. We recommend
the developer reflect this right -of -way as a reserve tract on the plat.
(4) Consult with the City Engineer and Superintendent of Water & Sewer
(Bennie Luedke) regarding the type and availability of service to
this property.
(5) Permits from the Highway Department will be required for both the
water and sewer line crossings.
(6) The City may build an electrical feeder line along the east side
of the frontage road; the existing line is a City of Bryan rural
line and will most likely run parallel to the proposed City of C.S.
feeder line. In all probability, a 25 foot utility easement inside
this tract and adjacent to the proposed right -of -way for the frontage
road will be required. This easement may fall into the building setback.
(7) The developer is responsible for costs of water and sewer lines up
to 8 in diameter.
(8) Submit a letter requesting underground electrical service. Developer
would be responsible for installation of conduit.
(9) Utility easements from the perimeter easements to the interior ease-
ments are required.

(10) Coordinate with the electrical department regarding service
requirements.
(11) A water system distribution analysis is required.
(12) Driveway access is limited to 500 foot intervals along major
streets, highways and roads. Suggest use of joint access agree-
ment between tracts. These joint access point should be shown
on the plat.
(13) Furnish storm water calculations to Engineering Department.
(14) P.R.C. Drainage Statement provided; compliance required.
(15) Construction documents must be completed and approved prior to
submitting the Final Plat.
(16) There may be a necessity to have utility easements along the
major east /west road through this property.
(17) As has been recently done on plats of similar commercial sub-
divisions, a note should be added to the plat limiting signage.
The developer may propose a limit or the staff will recommend one.
(18) Show water and sewer line locations on the plat. Locate fire
hydrants.
(19) The north -south street(s) should be extended to the property
lines to allow proper projection into adjacent tracts for orderly
growth and circulation.
SUBMIT 10 COPIES OF REVISED PLAT TO PLANNING DEPARTMENT AT LEAST 10 DAYS
PRIOR TO A P &Z MEETING TO ALLOW TIME FOR REVIEW PRIOR TO SCHEDULING ON
THE AGENDA. PAZ MEETINGS ARE HELD THE FIRST & THIRD THURSDAYS OF EACH
MONTH.
*ANY CHANGES TO AN APPROVED PLAT MUST BE CLEARED THROUGH THE OFFICE
OF THE DIRECTOR OF PLANNING.
