PRESUBMISSION CONFERENCE

SUBJECT: Final Plat - Woodson Village 5th Installment Section 2 (84 -239)
A Presubmission Conference was held on this date to review the above mentioned
plat and staff recommends approval with the following conditions`:
(1) Include a general note on the plat to cover guy wire installations.
(2) The Electric Department will review the existing utilities in the area
to determine if easements, as shown, will be adequate.
(3) Designate the 10 foot strip along the alley at the back of Block Two
as a utility easement.
(4) The "proposed 100 year flood plain" line is the limit to which the lot can
be filled. (It is the area of maximum restriction on this property).
(5) This plat will not be filed until the project has been completed and
accepted. A Letter of Guarantee is not being furnished.
(6) Lot 10 Block One does not have the required minimum depth and will require
a variance from the P &Z and the City Council. Suggestion was made that
square footage of area of lot be shown on plat.
*Any changes to an approved plat must be cleared through the Office of the
Director of Planning.
SUBMIT 10 COPIES OF REVISED PLAT AND POSITIVE FILM THEREOF PRIOR TO 5 P.M. ON
NOVEMBER 30th TO BE INCLUDED ON P &Z AGENDA DECEMBER 6th.

SUBJECT: Request for Extension of Planting Date of Landscaping
Twin City Church of Christ in Eastmark Subdv. (84 -701)
Upon inspection of the property after a verbal request for extension
was made by the applicant, the City staff found that the curbing around
the turn - around is incomplete, the striping of parking spaces on the
parking lot has not been done and some easements may still have to be
filed.
Because there appears to be at least one week's work prior to requesting
a Certificate of Occupancy for this project, the P.R.C. decided that
the applicant should call for delivery of the landscaping material, as
it is now on order, and try to get the plants in the ground between
now and the time it takes to complete the project prior to final inspec-
tion. Should it become impossible to finish all facets simultaneously,
the P.R.C. has advised the applicant that another request for extension
can be made and will be taken under advisement at that time.

SUBJECT: Parking Lot Plan - GTE Equipment Building (Spring Creek) (84 -430)
The P.R.C. met on this date to review the above mentioned project, and recom-
mends approval with the following conditions *:
(1) Area must be platted; plat must be filed before building permit is issued.
(2) Utility and access easements (width to be determined by Electric Depart-
ment) can be filed by Separate Instrument.
(3) Make an addition to the note in reference to the septic system to the
effect that this project will be tied in to City sewer lines when they
become available,
(4) Delete the note regarding the number of parking spaces; retain the note
on the site plan regarding the number of employees to be using this
facility.
(5) Ordinance requires an island at the end of each parking row; suggest the
island at one end of a parking row be extended around to cover 2 rows of
parking. Keep the curbing 2 feet off the building.
(6) Utility service and the required easements to be reviewed by the Electric
Department. Furnish a letter to the Electric Department requesting under-
ground service.
(7) Dumpster location must be approved by the Department of Public Services.
(A 50 foot clear turning radius is required).
(8) Entrance drive should be approximately 24 feet in width to accommodate fire
protection and emergency equipment; a 30 foot turning radius is suggested.
*Any changes to an approved plan must be cleared through the Office of the
Director of Planning.
SUBMIT 10 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO
BEGINNING STEP II OF THE BUILDING PERMIT PROCESS.

SUBJECT: Master Preliminary Plat - Division of the Kenneth W. Schick, Trustee
8.74 acres out of a 29.62 acre tract (34 -315)
A Presubmission Conference was held on this date to review the above
mentioned plat, and staff recommends approval with the following
conditions:
(1) A utility easement totalling 20 feet in width is required from
Southwest Parkway to Southland subdivision; location to be deter-
mined at time location of utility lines is determined.
(2) A 10 foot utility easement is required along the 7.28 acre tract
adjacent to Southland subdivision,
(3) A drainage easement (width to be determined later) is required
along the creek.
(4) Continue the existing 10 foot utility easement along Southwest
Parkway to Wellborn Road.
*Any changes to an approve plat must be approved by the Office of the
Director of Planning.
SUBMIT 10 COPIES AND A FILM POSITIVE THEREOF TO THE PLANNING DEPARTMENT
PRIOR TO 5 P.M. on NOVEMBER 30th TO BE INCLUDED ON P &Z AGENDA December 6th.
