SUBJECT: As -Built Landscaping Plan for Church in College Station

A review of an as -built landscaping plan was held on this date, and
the planning staff informed Mr. Stovall (representative of the Church
in College Station) that compliance with the condition required by the
Planning and Zoning Commission that shrubbery around the portable
building must be 5 gallon size is necessary. In lieu of compliance,
the applicant must apply for a Revised Conditional Use Permit which
would entail notification of residents within 200 feet, notices in
the newspaper, payment of fees and another public hearing.
Mr. Stovall was also reminded that ordinance requires that all land-
scaping must be replaced should it die.
Mr. Stovall indicated to all staff attending that he would prefer to
replace the small shrubbery with 5 gallon shrubbery rather than to go
through the entire Conditional Use Permit process again.

SUBJECT: Site Plan Permit - Timber Creek Apts. Phase II - (84 -506)
The P.R.C. met on this date to review the above mentioned project, and recom-
mends approval with the following conditions:*
(1) Ordinance requires an 8 ft. setback from property line to parking areas
abutting streets (specifically along Spring Loop).
(2) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. (To include islands, planting areas, access
ways, dumpster locations, utility patds, etc.) Curb detail to be approved
by the City Engineer. No exceptions will be made for areas indicated on
site plan as "reserved for future parking ".
(3) Additional parking for clubhouse may be necessary, depending upon the use
of that room. If used for rental to the public, adequate parking is not
available. Consult Legal Department regarding development agreement.
(4) A 50 foot clear turning radius in front of dumpsters is required. Dumpster
pad must be at same elevation as driving surface. A 12' x 12' minimum pad
is required for each dumpster. Three six -yard dumpsters will be the minimum
requirement for this project.
(5) The fire hydrant across Spring Loop cannot be used for protection for this
project. Additional hydrant(s) will be required at location designated by
the Ass't. Fire Marshal.
(6) All curbing must be marked as Fire Lanes.
(7) Any work done in the flood plain will require a Flood Plain Development Per-
mit. Coordinate with the City Engineer's office. A drainage easement may be
required along the creek.
(8) A landscape legend which includes species and points is required on the plan.
(9) Barricades around trees to be protected must be in place prior to any exca-
vation. (Protected trees should be a minimum of 6" caliper.)
(10) Indicate the type of irrigation to be used for landscaping.

(11) Show dimensions of islands on plan. Minimum width required by ordinance
is 9 feet.
Any changes to an approved site plan must be cleared through the office of the
Director of Planning.
SUBMIT 8 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO
BEGINNING STEP II OF THE BUILDING PERMIT PROCESS.
