Harry Davis, Fire Marshal David Riley, GTE Jane Kee, Zoning Official Shirley Volk, Planning Technician t/ SUBJECT: Final Plat - Regency Square - 84 -229 A Presubmission Conference was held on October 1 , 1984 to review the above mentioned plat. Staff recommends approval with the following conditions:* 1. Lots 17, 18 & 19 Block 1 will share access; specifically, Lot 18 will not have any direct access to Wellborn Road or Holleman Drive. Exact location of access /easements can be determined at site plan development /review. 2. A 20 foot utility easement which is separate from the 20 foot private access easement is required across the rear of Lots 15 and 16 Block 1. 3. The offset utility easement along the west side of Lots 14 & 15 Block 1 may cause problems. Work with the utility departments regarding their requirements. Suggest locating a 30 foot utility easement on the southwest corner of Lot 17 Block 1. *Any changes to an approved plat must be cleared through the office of the Director of Planning. SUBMIT 10 COPIES AND REPRODUCEABLE TO PLANNING DEPARTMENT PRIOR TO 5 P.M. Zoning Official Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Pepe's Mexican Restaurant #4 - 84 - 428 The P.R.C. met on October 10, 1984 to review the above mentioned project, and recommends approval with the following conditions:* 1. Drainage for this project must conform with the drainage andgrading plans done for the entire shopping center. Furnish a letter from the Design Engineer for the project to the City Engineer confirming same. 2. The electrical service to this building should be on the north side of the building, with service coming from Southwest Parkway. Furnish electrical load analysis to Electrical Department. 3. Dumpster location is acceptable to the Public Services Department. 4. Coordinate telephone needs with the Electric Department and GTE. 5. Furnish information regarding the number of seats proposed for this restaurant. Parking is available for a maximum of 90 seats. 6. It was indicated by the representative of the applicant that this project will include a wall sign rather than a roof sign. Furnish an elevation of the proposed signage. There will be no detached sign for this lot. 7. All curbing along the west side of the building must be designated as Fire Lanes. Coordinate marking with Fire Department. SUBMIT 8 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT FOR APPROVAL PRIOR TO BEGINNING STEP II OF THE BUILDING PERMIT PROCESS. sjv
