SUBJECT: Conditional Use Permit - New Building at 100 -106 Dexter Drive for
Church of Jesus Christ of Latter Day Saints (84 -704)
The P.R.C. met on June 6, 1984 to review the above mentioned project, and
recommends approval with the following conditions-, also subject to approval
by City Engineer following study of results of a Drainage Report to be prepared
by the applicant:
(1) Present revised site plan on 24x36 paper.
(2) Show setback dimensions. Ordinance requires an 8 ft. setback from the pro-
perty line to any paved area.
(3) Include a Location Map.
(4) Show island dimensions. Ordinance requires all islands to be a minimum of
9' x 20'.
(5) Curbside trash pickup limited to 4 bags per week is approved; if more would
be generated, a dumpster will be required.
(6) Indicate which trees will be protected; include barrier section; show land-
scaping notes in a legend; include total number of points for project and
the breakdown for landscaping planned.
(7) Any underground parking area must be sprinklered and also have the appro-
priate fire walls required by the building codes of the City.
(8) A fire hydrant must be within 300 feet of all parts of the building as the
hose lays. Show the location of the nearest fire hydrant to this property.
(9) P.R.C. drainage statement provided; compliance required; final site plan
approval subject to results of this drainage study.
(10) Any assembly class building over 5,000 sq. ft. must include a sprinkler system.
(11) A 10 foot utility easement is required for the existing overhead utility line.
(12) A 6" raised curb is required around all edges of all parts of all paved areas
without exception. (To include islands, planting areas, access ways, dumpster

locations, utility pads, etc.) Curb detail to be approved by the City
Engineer, No exceptions will be made for areas indicated on site plan
as "reserved for future parking ".
SUBMIT 10 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT BY JUNE 15th TO BE
INCLUDED ON PAZ AGENDA JUNE 21st.
SUBMIT 1 COPY OF REVISED PLAN TO THE ELECTRICAL DEPARTMENT WHICH INCLUDES THE
ELECTRIC SERVICE LOCATION FOR DESIGN AND APPROVAL.
-`Any changes to an approved plan must be cleared through the office of the
Director of Planning.
