Zoning Official Jane Kee, Zoning Official Shirley Volk, Planning Technician SUBJECT: Site Plan Permit - Sara Drive 4 -Plex - 84 -503 The P.R.C. met on this date to review the above mentioned project, and recommends approval with the following conditions:* (1) Revise the drawing to show the proposed building with one heavy, solid line rather than the broken line. (2) Ordinance requires an 8 foot minimum setback from the property line to the pavement along the Texas Avenue Frontage Road. (3) If any parking spaces are not contained on -site, furnish a private parking easement to cover those spaces which are "off- site ". (4) Director of Public Services must direct the type of trash pickup and approve the plans. (5) Locate all utility poles on the site plan; curbing should go around any island containing a utility pole. (6) The island in the parking row should show a radius. (7) 6" raised curbing is required around the edge of the parking area, the islands and the access easement on Lot 2A. Please note that the PRC approval on this date with the above conditions only applies to development of Lot 2A. SUBJECT: Conditional Use Permit - Addition to Chi Omega Sorority House - 84 -710 The P.R.C. met on this date to review the above mentioned project, and recommends approval with the following conditions:- (1) Proposed dumpster location must be reviewed and approved by the Director of Public Services. Pad must be a minimum of 12 ft. x 12 ft. and have no gates. (2) Create islands on each side of the dumpster pad. (3) Increase the size of the island(s) on the southeast corner of the building. (4) Applicant advised the tree in the island along the southern property line is not apt to survive another year, thus resulting in the proposal to remove the tree and the island at that location, allowing for 2 parking spaces which would meet minimum ordinance requirements (9x18') and plant 2 additional trees in the setback along the southern property line of no less than 3" in caliper. The P.R.C. agreed with this proposal during the review of this site plan. STAFF ADDENDUM: After the P.R.C. review of this project, the planning staff made an on -site inspection regarding the removal of the island and tree as was proposed by the applicant, and as a result of that inspection, staff recommends retaining the large tree in the island along the southern property line, as it appears to be a healthy tree. This would eliminate 2 of the proposed parking spaces, therefore the number of occupants of the building would be reduced by two. Staff recommends approval of the site plan with the island and the tree saved, with the deletion of 2 of the proposed members, making the approved number of occupants in the new addition 11. SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT BY 5:00 P.M. ON MAY 11 TO BE INCLUDED ON P &Z AGENDA MAY 17th. sjv
