SUBJECT: Conditional Use Permit - New Building for Religious Education at
100 -106 Dexter Drive, Expansion of Facilities for the Church of Jesus
Christ of Latter Day Saints (84 -704)
The P.R.C. met on this date to review the above project. The applicant informed
the Committee that the site plans being reviewed represent a conceptual plan only
to determine if the applicant will be granted a Conditional Use Permit for a
facility at this location. The P.R.C. voted unanimously that a recommendation
for approval of this Conditional Use Permit cannot be given for this project as
proposed in this conceptual plan at this location, as the project does not blend
with an already established neighborhood.
If the applicant desires to submit a revised site plan for review, the following
conditions were made:
(1) Site plan must be presented on 24x36 inch paper.
(2) Ordinance requires an eight (8) foot setback from the property line to any
pavement area,
(3) Curbside trash pickup will be approved if limited to 4 bags twice a week.
(4) A complete landscaping plan must be submitted,
(5) A fire hydrant must be located within 300 feet of all parts of the building
as the hose lays.
(6) Any assembly class building over 5,000 sq, ft, must include a sprinkler
system,
(7) Any underground parking garage must be sprinklered.
(8) P.R.C. drainage statement furnished.
(9) Show all existing utilities which are located in easements,
(10) Drive access ways will be reviewed by City Engineer. Decision regarding
location will follow after study is completed.

(11) Include a location map on the site plan.
(12) A 10 foot utility easement is required for the existing overhead utility
line. Conveyance can be made by Separate Instrument. instructions for
completion are available at the office of the City Attorney.
(13) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. (To include islands, planting areas, access
ways, dumpster locations, utility pads ,etc.) Curb detail to be approved
by the City Engineer. No exceptions will be made for areas indicated on
site plan as "reserved for future parking ".
Should the applicant desire additional review of site plans, please submit 5
revised copies to the Planning Department.
(14) The site development plan should reflect some concern for existing amenities
(especially large trees) and for the existing neighborhood.

SUBJECT: Parking Lot Plan - Brazos County Common Market - 84 - 406
The P.R.C. met on this date to review the above mentioned project, and has deter-
mined that due to the large number of changes or additional information which is
required this project must have revised site plans submitted and further review
by this body.
Changes or additions which are required are as follows:
(1) Redesigithe large open areas which the applicant indicates are covered only
with a base material and are to be used by patrons of the market for rest
and refreshments to develop large, landscaped areas with grass
used as groundcover.
(2) Relocate at least 14 trees to maintain the point system regarding landscaping;
four (4) trees per island would overcrowd the trees. There should be a maximum
of two (2) canopy trees per double island or one (1) per single island.
(3) Identify the type, location and size of all trees; identify type, application
and location of groundcover; identify all other landscaping. Refer to land-
scape ordinance for requirements.
(4) A paved driveway is required around the entire project for emergency vehicle
access. Entire driveway must be marked as a fire lane and maintain 20' min.width.
(5) Relocate dumpsters according to directions given by Asst, Director of Public
Services. A minimum of two 6 -cubic yard dumpsters are required, each to be
set on a 12'x 12' pad which is the same elevation as the driving surface.
Maintain a 50 ft, clearance for maneuvering of trucks.
(6) Two (2) additional fire hydrants are required for the size of this project,
and are to be located as designated by the Ass't. Fire Marshal.
(7) The drive access as shown is approved by the City Engineer.
(8) Double islands should be a minimum of 9'x 40' or 360 sq. ft. Show dimensions.

(9) Furnish more information on the proposed sign. Include elevation, size,
height and location.
(10) Show the exact location of the drive entrance.
(11) P.R.C. drainage statement provided.
(12) All water lines will be public infrastructure and plans must be pre-
pared by a registered professional engineer, and be located in 20 foot
utility easements, plans prepared by a registered public surveyor. Ease-
ments may be conveyed by separate instrument. Contact Legal Department
for instructions.
(13) Show all dimensions on site plan (setbacks, islands, parking spaces,
widths of driveway, easements, etc.)
(14) Show landscape irrigation system, or hose connections.
(15) The City Building Code requires the separation between buildings to be
a minimum of 15 feet.
(16) A 6" raised curb is required around all edges of all parts of all paved

ways, dumpster locations, utility pads, etc.) Curb detail to be approved
by the City Engineer. No exceptions will be made for areas indicated on

SUBMIT five (5) COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT FOR REVIEW
BY PROJECT REVIEW COMMITTEE BEFORE APPROVAL WILL BE GRANTED.
