John Goff, GTE Shirley Volk, Planning Technician John Black, Traffic Engineer SUBJECT: Parking Lot Plan Mission Car Wash & Western Auto - 84 -403 The PRC met on this date to review the above mentioned project, and is unable to recommend approval due to the fact that the southern most curb cut does not have the approval of the City Engineer. He has stated that he cannot give his approval because this curb cut does not meet the requirements set up by the approved Comprehensive Plan; i.e., a distance of 500 feet has not been maintained between this proposed curb cut and the one just to the north on the same property. It has been suggested in this meeting that the Developer set up a meeting with the City Manager, the City Attorney and the City Engineer to address the "temporary curb cut" which has been proposed by the Developer, as well as deceleration lanes and shared access. After the issue of the southern most curb cut is resolved, the PRC recommends approval of the site plan with the following conditions:-` (1) Show the type and size of trees and shrubs and the type and application of the groundcover. (2) Show existing utilities on the site plan. A 20 ft. utility easement is required along the rear and the southern boundary of this property. (3) There is no sanitary sewer to this tract; therefore, construction plans for water and sewer must be approved prior to issuance of a building permit. (4) One 6 cubic yard dumpster on a 12'x 12' pad is required. Location shown on site plan is acceptable. John Goff, GTE Shirley Volk, Planning Technician SUBJECT: Conditional Use Permit - Kiddie Castle Children's Center (Sara & Texas Avenue) 84 -703 The PRC met on this date to review the above mentioned project, and recommends approval of the site plan /permit as shown. Any changes to the approved site plan must be cleared through the office of the Director of Planning. SUBMIT 10 COPIES OF APPROVED SITE PLAN TO PLANNING DEPARTMENT BY 5:00 P.M. on FEBRUARY 24th TO BE INCLUDED ON P &Z AGENDA MARCH 1st. sjv
