SUBJECT: Site Plan Permit - Spring Loop Fourplexes Phase III - 84 -501
The PRC met on this date to review the above mentioned project, and recom-
mends approval with the following conditions:*
(1) Show tree size (caliper) and shrub size (gallon) of both existing
and proposed landscaping on site plan.
(2) Indicate island width dimension on site plan (minimum 9 ft.).
*Any changes to the approved site plan must be cleared through the
office of the Director of Planning,
SUBMIT 10 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT BY 5:00 P.M.
ON FEBRUARY 10th TO BE INCLUDED ON P &Z AGENDA FEBRUARY 16th.

SUBJECT: Conditional Use Permit - First Baptist Church College Station - 84 -702
The PRC met on this date to review the above mentioned project, and recommends
approval with the following conditions
(1) Landscaping plan required prior to final site plan approval.
(2) Suggest screening fence between this project and the adjacent residential
property.
(3) Current dumpster requirements: 1- 6 yard dumpster on 12'x 12' pad.
(4) Size of the paved area adjacent to the dumpster location should be
approximately 80 feet in diameter to accommodate emergency vehicles
and large garbage trucks.
(5) All parts of each building must be within 300 feet of a fire hydrant,
as the hoses lay.
(6) At the entrance off Welsh, the City Engineer's office suggests that the
driveway be increased in width for a relatively short distance to accommo-
date 3 lanes of traffic.
(7) All curbing which is not designated for parking must be designated as
Fire Lane,
(8) A clear driveway width of at least 20 ft. must be maintained to accommo-
date emergency vehicles,
(9) Drainage plans will be required. See PRC Drainage Statement which has
been provided. Detention on this tract is not required.
(10) Show the flood plain on the site plan,
(11) Application for a Development Permit for a project in a flood plain area
is required.
(12) Utility poles cannot be in the driveway in the event the drive is in an
easement.
(13) A 20 ft. utility easement along the westerly property line may be necessary,
depending upon the location of the service entrance,

(14) A utility easement which extends from the westerly edge of this property
line, beyond this property to F.M. 2818 will be required by GTE for
telephone service to this property.
(15) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. (To include islands, planting areas, access
says, dumpster locations, utility pads, etc.) Curb detail to be approved
by the City Engineer. No exceptions will be made for areas indicated on
site plan as "reserved for future parking ". .
SUBMIT 10 COPIES OF THE REVISED SITE PLAN TO THE PLANNING DEPARTMENT BY 5:00 P.M.
ON FRIDAY, FEBRUARY 10th TO BE INCLUDED ON P &Z AGENDA FEBRUARY 16th.
`Any changes to the approved plan must be cleared through the Office of the
Director of Planning.
