Zoning Official John Goff, GTE SUBJECT: Master Preliminary Plat- Southwood Valley Sect. 25 - 84 -300 A presubmission conference was held on 12/21/83 to review the above mentioned plat, and staff recommends approval with the following conditions:* (1) Show fire hydrants - all residences must be within 500' (2) Furnish drainage plan to City Engineer which includes pre- construction and post- construction calculations. (3) Furnish sanitary sewer flow calculations to City Engineer. (4) Maintain minimum 2' separation between high voltage conduit and low voltage conduit in the utility easements. (5) Transformers should be set just behind the R.O.W. Work with E.P.E. in setting transformers. (6) Will need 20' utility easement on the south side of the project (cul -de -sacs Pueblo, Rayado & Arroyo) from the utility easement on the Family Tree side to the cul -de -sacs. (7) Size and configuration of drainage easement to be determined at the time calculations are submitted to the City Engineer. - (8) Recommend looping some streets rather than having so many cul -de -sacs. * Any changes to the approved plat must be cleared through the office of the Director of Planning. (2) There may be a requirement for a 20' utility easement along Texas Ave. Verify this with the City Engineer. * Any changes to the approved plat must be cleared through the office of the Director of Planning. Show 10' of the 20' easement on lot 15 Block T on this plat. If it is difficult to acquire 10' on lot 15 Block T, then show the entire 20' on lot 10 Block U. (2) Designate the 60' &65' P.A.E. as a parking and access easement, preferably as a private parking and access easement. * Any changes to the approved plat must be cleared through the office of the Director of Planning.
