Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Revision for Southwest Place (83 - 455) The P.R.C. met on this date to review the above mentioned plans and recommends approval with the following conditions:* (1) Move the easternmost curb cut along Southwest Parkway east past the original location to avoid conflict with the existing driveway across the street, and to align curb cut with access driveway. (2) A replat of this entire subdivision is required prior to issuance of a building permit. (3) A fire hydrant must be located within 300 ft. of all parts of each buildinc_a as the hose lays, and at a location designated by the Fire Marshal. If relocation of existing hydrant is considered, approval must be obtained from the Water & Sewer Superintendent, Bennie Luedke. (4) Include 9 ft, islands at the end of each row of parking as required by ordinance. (5) Reflect all landscaping on the revised plan as required by ordinance, including type and application of groundcover, species and size of trees Or caliper minimum) and species and gallon size of shrubbery, (6) Change the long, concrete island running east and west to a landscaped island. (7) As has been ruled on the development of this shopping center in a memo dated August 24, 1982, only one detached sign is allowed for the entire center, and currently Arby's has that one allowed sign. (8) A 6 ft. solid screen fence is required by ordinance between this commercial development and any adjacent residential development. Any changes to the approved plan must be resubmitted to Planning Department for further review. As was indicated on this date, the parking lot will be redesigned and resubmitted (4 copies) for review by the P.R,C. on December 14th at 11:00 A.M. Dan Dupies, Ass't Zoning Official Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Herb's Arcade #2 - 83 -454 The P.R.C. met on this date to review the above mentioned plans, and recommends approval with the following conditions:* (1) The undimensioned island shown on plan must be a minimum of 9 ft, in width. (2) A 6' solid screen fence is required by ordinance between this commercial development and any adjacent residential development. (3) Designate type, size, species of all landscaping; also designate type and application of groundcover. (4) Contact the Director of Public Services concerning location of any dumpster which may be required;verify with Planning Dept;show on plan. (5) A 6" raised curb is required around all edges of all parts of all paved areas without exception. Curb detail to be approved by the City Engineer. (6) The turnaround can have a maximum depth of 5 ft. as governed by ordinance. (7) Include drainage arrows to show flow of runoff. (8) The radius of the driveway to College Main cannot encroach the adjacent property, and must be contained on this property. *Any changes to an approved plan must be approved by the Director of Planning. Submit 4 copies of revised site plan to Director of Planning for approval prior to issuance of building permit. sjv
