SUBJECT: Preliminary Plat - Southwood Valley Section 25 - 83 - 313
A Presubmission Conference was held on this date to review the above plat.
Staff recommends that the plat is reviewed again after all changes Mr. Fitch
has indicated he is planning are made,
When replanning this development, the following conditions should be con-
sidered:
(1) Show the flood plain on the plat.
(2) Furnish drainage plan to City Engineer which includes pre- construction
and post- construction calculations.
(3) Furnish sanitary sewer flow calculations to City Engineer.
(4) Show all dimensions, including lot sizes, street widths, etc.
(5) Show fire hydrant locations. All residential dwellings must be within
500 ft. of a hydrant.
(6) Show all necessary utility easements.
(7) Coordinate planning with the City electrical department concerning a
route for the utility line for a major feeder tie.
(8) If cul -de -sacs are included in plans, name both legs of the street the
same name.
(9) Staff suggests the Developer consider looping some of the streets rather
than having each street in the development shown as a cul -de -sac.
SUBMIT AT LEAST 4 COPIES OF A REVISED PLAT TO BE REVIEWED AGAIN AT A PRESUB-
MISSION CONFERENCE BY STAFF.

A Presubmission Conference was held on this date to review the above plat.
Staff recommends approval with the following condition:*
(1) Check with Joe Guidry, Electrical Superintendent concerning the required
easement at the power pole and guy. Show easement on plat.
*Any changes to the approved plat must be cleared through the Office of the
Director of Planning.
SUBMIT 10 COPIES OF REVISED PLAT TO THE PLANNING DEPARTMENT BY SEPTEMBER 30th
TO BE INCLUDED ON PAZ AGENDA OCTOBER 6th.
No public comment will be received at Commission meeting unless requested by a
member of the Commission and allowed by the chairman. Applicant may submit any
written comment to the Commission by filing same on the Friday preceding the

SUBJECT: Project Plan Approval in C -N Zone - Schooner's Landing (83 -804)
The P.R.C. met on this date to review the above mentioned project and recom-
mends approval with the following conditions:*
(1) Move wheelstops to location 2 ft. from building.
(2) Place some type of barrier along the edge of parking space #13 and back
to the fence on the north property line to prevent parking adjacent to
fence.
(3) Place some type of barrier along the edge of parking spaces #6 and #3,
then back to building and along building to prevent parking at those
locations.
(4) Substituting interior curbing with some other type of curbing meets with
the approval of the P.R.C.; however, concrete curbing is required at
driveway entrances.
(5) Correctly locate the sanitary sewer line and manholes on the site plan.
(6) Show existing easements on plan.
(7) Do not encroach adjacent property with curbing.
(8) The only existing available electrical service is single phase.
SUBMIT 10 COPIES OF REVISED PLAN TO PLANNING DEPARTMENT BY 5:00 P.M. on
SEPTEMBER 30th TO BE INCLUDED ON P&Z AGENDA OCTOBER 6th.
This item will be covered in a public hearing on that date.

SUBJECT: Parking Lot Plan - Storage Building - Don Dale (83 -440)
The P.R.C. met on September 20, 1983 to review the above mentioned project.
It should be noted that the applicant did not have a representative at the
review meeting. After reviewing the submitted plan, the P.R.C. recommends
this plan be re -drawn and resubmitted, and include the following changes:
(1) A 10 ft. utility easement is required on the west side of the western
property line in order to maintain a 13 ft. clearspan from the pole
centerline to the building.
(2) The fence along the rear property line must be a solid screen fence
because that portion of the property is adjacent to a residentially
zoned single family neighborhood.
(3) The front fence must be backed off the property line by 8 ft. to allow
for the required 8 ft. setback.
(4) More landscaping will be required to meet Ordinance requirements, and
additional landscaping note should be included on plan indicating specific
landscaping planned, including type of groundcover.
(5) The parking lot surface must be paved, either asphalt or concrete, and
must be approved by the City Engineer according to Ordinance No. 850,
Section 7.B.3 -1.
(6) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. Curb detail to be approved by City Engineer.
This is required on all commercial parking lots.
(7) Grading and drainage plans must be submitted to and approved by the City
Engineer and should include elevations and runoff figures.
PLEASE RE -DRAW AND RE- SUBMIT 4 COPIES OF PROPOSED SITE PLAN WHICH WILL AGAIN
BE REVIEWED BY THE PROJECT REVIEW COMMITTEE.
