Dan Dupies, Ass't to Zoning Official Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Revised to accommodate ATM Building (83 -431) The P.R.C. met on July 26th to review the above revised plan, and cannot recommend approval of the addition of an ATM building on this site. Com- ments were as follows: (1) Director of Planning is of the opinion that the site which combines a service station, car wash and drying shed has the potential of being extremely busy; the curb cuts at this location are shared with other commercial tracts to be developed in the future, and additional traffic for this type of facility could cause over- crowding of the cuts; and, other future commercial development in this area will increase traffic in the shared access drives to fullest capacity, without the addition of this facility on this tract. (2) The City Engineer expressed concern with the additional potential traffic flow and the circuitous traffic pattern through an already potentially busy site. Dan Dupies, Ass't Zoning Official Jane Kee, Zoning Official Shirley Volk, Planning Technician SUBJECT: Site Plan Permit - Woodway Village Section Two, Lots 1 -7 Block Two Fourplex project (83 -511) The P.R.C. met on July 26th to review the above mentioned project, and recommends approval with the following conditions:* (1) Show existing sewer services. (2) Show existing power poles. (3) Show depth of parking spaces. Spaces should be 21 ft. deep with a 6 ft. concrete walk due to the narrow width of the alley. If the sidewalk is omitted, or less than 6 ft. in width, parking spaces must be 23 ft. in depth. (4) Parking easements must be supplied and shown on the site plan. (Separate instrument will suffice for legal document.) (5) Locating dumpsters in islands reduces amount of landscaping. Islands as shown are too small for dumpster pads. Suggest applicant pursue the possi- bility of eliminating dumpsters entirely and using trash bag pickup. (6) Some type of screening device along Jones Butler Road at the entrance to the alley will be required to act as a screen to the parking area off the alley. A screen fence, berm with landscaping or other type of landscaping would be acceptable. Please indicate what will be used on the site plan. (7) There is at least one tree shown which is located over a sanitary sewer line. This is not allowed. (8) Include a landscape plan which indicates size and type of trees, groundcover, and size and type of shrubbery to be used, as well as location of landscaping. (To include islands, planting areas, access ways, dumpster locations, utility pads, etc.) Curb detail to be approved by the City Engineer. No exceptions will be made for areas indicated on site plan as "reserved for future parking". (10) If the sidewalk along Woodsman is on this property, show it on the site plan. *Any changes to the approved site plan must be cleared through the Office of the Director of Planning. Dan Dupies, Ass't Zoning Official Shirley Volk, Planning Technician SUBJECT: Preliminary Plat - Walden Pond Townhomes (21.64 Acres) 83 -310 A Presubmission Conference was held on July 26th to review the above plat. Staff recommends approval with the following conditions:* (1) The 20 ft. utility easement shown in the area of the creek bottom may not be allowed. Determination will be made following a study of area. (2) Sewerage of this property may be a problem. Further study will be necessary. Consult Bennie Luedke. (3) A drainage profile study will be required. "PRC Drainage Statement" supplied. Results to be forwarded to City Engineer. (4) A 20 ft. utility easement across the front of this property (along F.M. 2818) will be required, (5) Show a 20 ft. utility easement along the property line adjacent to Southwest Parkway. Any changes to the approved plat must be cleared through the Office of the Director of Planning.
