Power Engrs Bennie Luedke, Water & Sewer Superintendent Harry Davis, Fire Marshal Shirley Volk, Planning Technician SUBJECT: Site Plan Permit - Two 4- plexes on Cherry Street (Lot 3 and part of Lot 5 Block 23 W.C.Boyett Estate Partition) - 83 -510 The P.R.C. met on this date to review the above mentioned project and recom- mends approval with the following conditions:* (1) Additional fire hydrant must be located within 300 ft. of all parts of each building as the hose lays. (2) Water and sewer line problems and easements are to be coordinated and approved by Bennie Luedke. (3) Electrical requirements and the location of service and easements are to be coordinated and approved by the Electrical Superintendent. (4) This project must comply with the Flood Plain Ordinance regarding slab elevations. The finished floor at the highest point must be 1 ft. higher than the ground elevation adjacent to the building. INCLUDE THIS NOTE ON THE SITE PLAN. (5) Furnish a more exact landscaping plan which shows existing and proposed vegetation, including type and size to be used. Please note that any vegetation shown on the proposed site plan which dies or is removed after approval of plan must be replaced as the Zoning Ordinance requires. (6) Check with Alfred Miller (Director of Public Services) regarding location and size of dumpster,if requred.As shown on proposed plan, dumpster is located in the 8 ft. setback from the street right -of- way,which is not acceptable. (7) A 6 ft. wood screen fence will be required between this property and the adjacent residential property, and must be in place prior to beginning construction of this project. (Refer to Section 6 -J(2) of the Zoning Ordinance. Refer any questions to Jane Kee, Zoning Official). (8) Staff prefers a replat of this property and the adjacent property which is owned by the same persons, indicating the additional land which is needed for parking for this project to be a part of this property, rather than the use of the proposed parking easement to accomplish the same purpose. (11) A 6" raised curb is required around all edges of all parts of all paved areas without exception. (To include islands, planting areas, access ways, dumpster locations, utility pads, etc.) Curb detail to be approved by the City Engineer. No exceptions will be made for areas indicated on site plan as "reserved for future parking ". *Any changes to the approved site plan must be cleared through the Office of the Director of Planning. Renovation & Expansion (83 -429) The P.R.C. met on July 19th to review the above mentioned project, and recommends approval with the following conditions:* (1) Suggest the addition of some type of sidewalk or separation from the rear of the building to the driveway area. (2) Suggest removing 2 spaces of parking area closest to SWParkway to allow more greenspace which may help preserve existing trees. (3) Show only what is proposed on the revised site plan. Delete all items which will not be on the ground when construction is complete. (4) Furnish electrical requirements to the Electric Department. Locations and type of service to be approved by Electrical Superintendent. (5) Show all landscaping information, including existing and proposed, size and type of trees, type of grass, shrubs, etc. Addition landscaping to that on plan reviewed is preferred. Power Engrs, Bennie Luedke, Water & Sewer Superintendent Harry Davis, Fire Marshal Shirley Volk, Planning Technician SUBJECT: Parking Lot Plan - Glass Warehouse for Acme Glass - 83 The P.R.C. met on July 19th to review the above mentioned project, and recommends approval of the project with the following conditions:* (1) A 20 ft. dedicated easement across the rear property line (adjacent to residences) will be required, and must be shown on site plan. (2) A location map showing how access is to be taken, as well as all adjacent properties and buildings is required. (3) An all weather surface will be required on access ways from any public street to this building. City Engineer will determine type of surface required. (4) The water line which is shown is not all the way to Walton; it stops at the meters. (5) Show existing fire hydrants on either site plan or location map. A fire hydrant must be located within 300 feet of all parts of this building as the hose lays. (6) There may be a sewer service problem; location of line and service to be determined with help of Bennie Luedke, Superintendent of Water & Sewers. (7) Show site grading and drainage flow direction on site plan. (8) Check with Alfred Miller, Director of Public Services concerning size and location of dumpster. (9) Parking spaces should be kept off the alley. (The first space may have to be eliminated to allow room for the dumpster if that location is chosen). Continued... P.R.C. (11) A 6 ft. solid screen fence is required between this project and adjacent residential development. SUBJECT: Preliminary Plat - Woodway West Phase II (23.1260A) - 83 A Presubmission Conference was held on July 19th to review the above plat. Staff recommends approval with the following conditions:* (1) Plat this area with a dedicated R.O.W. for the extension of Marion Pugh Drive. (2) Platting with easements for water lines is preferred, and will be acceptable by submitting a replat of "as- built" or at the time of Final Plat. (3) Show dedicated 20 ft. utility easements on the east, west and Luther Street sides of this tract. *Any changes to the approved plat must be cleared through the Office of the Director of Planning.
