Weldon Jordan, Jim Woods, Krenek Tap Properties Shirley Volk, Planning Technician SUBJECT: Preliminary Plat - Courtland, 99.38 A.NW corner of intersection State Hwy. 6 & Barron Road (ETJ) 83 -308 The staff held a Presubmission Conference on Tuesday, July 5, 1983 to review the subject preliminary plat. Staff recommends approval with the following conditions: (1) Establish a 20 ft, and a 15 ft. utility easement across Blocks C & D along Texas Avenue (Hwy. 6). Part of this easement will be in the highway right -of -way. These easements are to be established and shown on the Final Plat. (2) City Engineer suggests that the section of Marshall Road (north of Courtland Drive) be changed to a 60 ft. right -of -way, which continues around the corner to include all of Hughes Drive and the short block of Waite Drive north of Hughes Drive. (3) City Engineer also suggests that Brennan Lane and Stone Street right -of- way be changed to 60 ft. (4) Establish a Base Flood Elevation for this area and file for a Letter of Map amendment before filing Final Plat. (5) If the drainage area for any drainage way is greater than 0.5 square mile, drainage will be required to be in rights -of -way rather than easements. (6) Electrical Department suggests that overhead electrical service be established around the perimeter of this subdivision, with underground runs into the subdivision. All utility easements as required by the Electrical Department should be shown on the Final Plat. (7) Fire hydrants should be shown on the Final Plat. Hydrants must be located within 500 feet of any part of a residential structure as the truck lays the hose, and within 300 feet of any part of any commercial structure as the truck lays the hose. Power Engrs. Jane R. Kee, Zoning Official Shirley Volk, Planning Technician SUBJECT: Conditional Use Permit - Church Addition for Grace Bible Church (83 -705) The P.R.C. met on this date to review the above mentioned project, and recommends approval with the following conditions:* (1) The building at the southeast end of the property be moved away from the parking space to allow use of that parking space. (2) Show the sidewalks, stepping stones, or whatever is used for access to the buildings. (3) Work with the Electrical Department concerning utility service; City will take the service to the main meter and it is up to the applicant to run service to each individual unit. *Any changes to the approved site plan must be approved by the Director of Planning.
