SUBJECT: Foxfire Phase iV PRELIMINARY PLAT (83 - 307)
The staff held a Presubmission Conference on Tuesday, June 28, 1983 to review
the subject preliminary plat. Staff recommends approval with the following
changes:
(1) Subdivision Ordance No. 690 requires streets to have a 70 ft. right -of -way
in rural sections. The applicant is proposing 60 ft. streets with 16 foot
easements on each side in accordance with County regulations.
(2) Applicant must furnish a letter or some record of permission from the
downstream owner concerning discharge of drainage prior to filing of
final plat.
(3) Approval by the City Engineer of this preliminary plat does not necessarily
indicate final approval of any utility sizes or locations.
(4) The layout of Blocks should be designated with some kind of logical boundary
and numbered accordingly, A block should not be divided by a street and /or
a right -of -way.
(5) The water line along the proposed section of Frost Drive must be in the
right -of -way or in an utility easement.
(6) Any required easements across lot lines must be designated such by either
written Instrumentation or the owner's signature must be included on the
final plat before filing of that final plat.
(7) Designate what study established the 100 year flood hazard area.
(8) Designate in notes concerning public roadways that they will be 24 ft. wide
with a 10 ft. shoulder per Ordinance 690.
(9) The final plat should include a note which will advise future property owners
of the possibility of future additional electrical facilities being constructed
in the Exxon and Gulf States easements by the City.
(10) If the drainage area for this plat is greater than 0.5 square mile, drainage
will be required to be in rights -of -way rather than easements.
FURNISH 10 COPIES OF REVISED PLAT BY 5:00 P.M. JUNE 30th TO BE INCLUDED ON PAZ

SUBJECT: Parking Lot Plan - Southwest Crossing Office Building (83 -426)
The P.R.C. met on this date to review the above mentioned project, and
recommends that additional planning and platting take place prior to
approval of this project. On the plan shown, the following recommendations
were made:
(1) As the plan is shown, the project will be allowed only one curb cut,
the radius of which cannot encroach adjacent property.
(2) Show topographical data, including the direction of drainage and how
it will be handled on site.
(3) The water line to be bored across Southwest Parkway will be a "dry bore ".
Plan should include this note.
(4) An easement will be required, location and size to be determined later,
from the project to the point of connection to the sewer line. Show the
existing sewer line on the plan.
(5) An easement will be required on the water line to the fire hydrant.
(6) Label all existing and proposed fire hydrants. Hydrant must be within
300 feet of all parts of building as the hose lays.
(7) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. (To include islands, planting areas, access ways,
dumpster locations, utility pads, etc.) Curb detail to be approved by the
City Engineer. The only exception to this curbing requirement is at the
end of the driveways which will connect with a neighboring project in the
very near future. Wheel stops at those locations will be acceptable until
the driveway connections are made.
(8) No detached sign will be allowed (A -P zone). If flag poles are planned,
they should be shown on the site plan.
(9) Coordinate with Electrical Department regarding electrical preferences and
requirements. Any boring of Southwest Parkway will be a dry bore.
(10) Driveways may have to be widened to accommodate emergency vehicles and
maintenance vehicles. Contact Fire Department and Department of Public
Services for requirements.

(11) Fire Department may have problems with access to buildings. Contact
Fire Marshall for requirements.
An additional P.R.C. review of this proposed project as revised has been scheduled
for 10:30 A.M. on July 5, 1983. Tentative date of review by PAZ is July 21, 1983.
