SUBJECT: Conditional Use Permit - Day Care Center located in Ashford Square on
Lot 1 Block C (Southwest Parkway) 83 -703
The P.R.C. met on May 17, 1983 to review the above mentioned project, and
recommends approval with the following conditions:-
(1) Include a vicinity map on sits plans.
(2) Driveway dimensions behind 90 parking spaces must be 23 feet in width.
(3) Show the fire hydrant locations. All parts of the building must be within
300 feet of a hydrant as the hoses lay.
(4) Indicate correct dimensions of sidewalk (whether 4 ft. or 5 ft. as both
figures are shown).
(5) Building must either be 72 ft. from the property line, or on the property
line with a 4 hour fire wall. If located as shown (4 ft. from property
line, a ZBA variance will be required).
(6) Show dimensions of all islands. Islands 9 ft. in width are typical and
are recommended.
(7) Add an island at the end of the row of parking to the west side of the
building.
(8) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. (To include islands, planting areas, access ways,
dumpster locations, utility pads, etc.) Curb detail to be approved by the
City Engineer. No exceptions will be made for areas indicated on site
plan as "reserved for future parking ".
(9) Drainage grades, elevations, etc. which are acceptable to the City Engineer
must be presented prior to issuance of building permit.
(10) Utility locations, easements, etc. should be shown on site plan.

(11) Construction drawings to service this lot will be required prior to
issuance of the building permit.
(12) Signage to meet Zoning Ordinance requirements, must be approved by the
Zoning Official and must comply with Plat signage assigned by the P &Z.
(13) Dumpsters should be on 12' x 12' screened pads.
(14) Show all proposed landscaping on plans.
SUBMIT 10 COPIES REVISED SITE PLAN TO THE PLANNING DEPARTMENT BY 5:00 P.M. ON
MAY 26 TO BE INCLUDED ON JUNE 2 P &Z AGENDA.
*Any changes to an approved site plan must be cleared through the Office of
the Director of Planning.
