SUBJECT: 83 -418: Parking Lot Plan - College Station Business Center at
intersection of FM 2818 & Longmire, along Valley View Drive
The P.R.C. met on this date to review the above mentioned project and recommends
approval with the following conditions:*
(1) Develop raised islands on ends of parking rows; include dimensions on
all islands (minimum typical width - 9 ft.).
(2) Separate spaces along building #1 from the building a distance of at
least 2 ft., by means of either curbing or wheelstops.
(3) Extend the curbing on the buildings with overhead doors to provide stops
for the adjacent parking spaces and to divide the loading area from the
parking space.
(4) Back the curbing away from the ends of the buildings at least 2 ft. to
separate the drive from the building (specifically bldgs. #1 & #2).
(5) Show all dimensions; specifically mentioned were the 8 ft. setback from
the property line, the width of the access way into the project and the
drive itself in addition to island dimensions requested under #1.
(6) Use a minimum 15 ft. radius on the drive (access drives).
(7) Complete drainage plans must be prepared by a professional engineer and
approved by the City Engineer prior to issuance of any building permits.
Please refer to the PRC Drainage Statement attached.
(8) Dumpster locations must be approved by the Director of Public Services
(Mac Allen). Dumpsters should not be located under a utility line.
(9) Furnish an estimate of electrical load requirements to the Electrical
Department as soon as possible.
(10) GTE requires conduit looped; check with Bill Cupp or David Riley.

(11) City Engineer has advised that he must check with the Water & Sewer
Superintendent (Bennie Luedke) regarding the sewer line; there is a
possibility that the line may have to be an 8" public line. Confer
with City Engineer concerning results of his investigation.
(12) Additional landscaping is required along Valley View Drive.
(13) Any sign must conform to Section 8 of the Zoning Ordinance (Ord. 850).
Check with Jane Kee, Zoning Official if you have any questions.
(14) All solid curbing around the perimeter of the project and the ends
of islands in the interior of the project must be marked as specified
by the Fire Department as Fire Lanes. If the center section of Bldg. #2
is over 15,000 sq. ft. in area, sprinklers will be required.
(15) A 10 ft. easement is required on Fire Lines (water), and may be covered
by Separate Instrument. Plans and profile to be prepared by a profes-
sional engineer.
(16) Fire hydrants must be installed and in operation before any combustible
construction begins.
(17) An additional 10 ft. easement is required along F.M.2818 and may be
covered by Separate Instrument.
(18) Trees, signs, etc. in easement should not interfer with overhead power
lines.
(19) Show all easements on site plan.
(20) All easements must be filed prior to use of easement and prior to
issuance of Certificate of Occupancy.
*Any changes to the approved site plan must be cleared through the Office of
the Director of Planning.
SUBMIT 10 COPIES OF REVISED SITE PLAN TO PLANNING DEPARTMENT BY 5:00 P.M. ON
APRIL 29th IN ORDER TO BE ON P &Z AGENDA MAY 5.

SUBJECT: Site Plan - Villas on the Rio Grande - 83 - 505
The P.R.C. met on 4/14/83 to review the above mentioned project, and recommends
approval with the following conditions:*
(1) City Engineer suggested more visitor parking as the space allowed on
site is very small.
(2) The rear driveway should be 20 ft. instead of the 15 ft. as shown.
(3) Developer will install necessary conduit for underground utility service
to poles and must be coordinated with the Electrical Department.
(4) Blanket easements will be required for services to townhomes.
(5) The access drive radius to Rio Grand must not encroach adjacent property
(when this property line is extended).
Any changes to the approved plan must be cleared through the Office of the
Director of Planning.
Furnish 2 copies of revised site plan to the Planning Department prior to
issuance of building permit.

SUBJECT: 83 -419 Parking Lot Plan - Dental Clinic, Lot 28 Richards Subdivision
The P.R.C. met on 4/14/83 to review the above mentioned project, and recommends
approval with the following conditions:*
(1) Include a groundcover note on plans; require additional landscaping which
must be identified on plan.
(2) Sight triangle must be clear of obstructions,
(3) Drainage plan must be prepared by a professional engineer and should include
existing elevations, proposed elevations and how the water will travel from
this project to the inlet.
(4) Electrical service must be approved by the Electrical Department.
(5) Curb on the building side (west side) must be marked as Fire Lane.
(6) The screen fence from the east property line to the west building line
will be acceptable.
It should be noted that Mr. Mayo, through Mr. Callaway, as staff representative
of P.R.C. recommended a 4 - ft. high solid screen fence along the Richards Street
property line to Texas Avenue, but this recommendation was overruled with Mr. Kelly
and Mr. Pullen casting votes against this fence. Therefore, a screen fence from
the west side of the driveway to Texas Avenue along Richards Street will not be
required.
Any changes to the approved plan must be cleared through the Office of the
Director of Planning.
Furnish 2 copies of revised site plan to the Planning Department prior to
issuance of the building permit.
