SUBJECT: Final Plat - Vacating & Resubdivision of Lot 1, Block One & Lot 1,
Block Two (3.95 A) Brentwood Section Four (83 -211)
Staff recommends approval with the following changes:`:
(1) Need a 10 ft. utility easement on both the northerly and easterly
property lines.
(2) Along the area where the 10 ft. drainage easement is shown, an additional
10 ft. easement is required, making a total of a 20 ft. drainage easement
at that location.
(3) Along the area designated as "25 ft. drainage and utility easement ", these
easements must be separated; that area should show a 25 ft. drainage easement,
plus a separate 10 ft. utility easement, if utilities are brought in at that
point. The Project Engineer should contact Joe Guidry, the City's Electrical
Superintendent concerning the exact location of this 10 ft. utility easement.
Also, the Project Engineer should contact Mac Allen, the City's Director of
Public Services concerning the location of the drainage easement, and exactly
what utilities, if any, he will allow to be located in the drainage easement.
*Any changes to the approved Plat must be cleared through the Director of Planning.
FURNISH 10 COPIES OF REVISED PLAT TO PLANNING DEPARTMENT BY 5:00 P.M. MARCH 31st
TO BE INCLUDED ON AGENDA OF P &Z APRIL 7th.

SUBJECT: Final Plat - Emerald Forest Recreational Facility (2.27A.) (83 -212)
Staff recommends approval with the following changes*:
(1) Show the Flood Plain on the Plat.
(2) Any structure built on this site will have to be within 300 ft. of
a fire hydrant as the hose lays. The fire hydrant must be on the
same side of Appomattox Drive.
(3) At some point in the future, a Plat will be needed covering the rest
of the land, including the creek, whether the land is used or unused.
Any changes to the approved Plat must be cleared through the Office of the
Director of Planning.
FURNISH 10 COPIES OF REVISED PLAT TO PLANNING DEPARTMENT BY 5:00 P.M. ON
MARCH 31st TO BE INCLUDED ON APRIL 7th PAZ AGENDA.

SUBJECT: Fourplexes (2) on Lots 1 & 2 Block 4, Woodway Village Sec. II (83 -504)
The P.R.C. recommends approval of the above mentioned project with the following
conditions:`
(1) Fire hydrants must be within 300 ft. of all parts of all buildings as
the hose lays.
(2) Future plans should include an area map.
(3) Suggest the 6" raised sidewalk be increased from 4 ft. width to 6 ft.
width, the additional 2 ft. can be used for auto overhang.
(4) Some sort of screening (either a fence or a 4 ft. berm) is necessary
between the projected building line toward Woodway Drive and the alleyway.
(5) Additional shrubbery is necessary along Woodway Drive.
(6) Indicate what ground cover will be used. A note concerning this will
suffice.
(7) The clear sight triangle must be maintained at intersections.
*Any changes to the approved plan must be cleared through the Office of the
Director of Planning.
Furnish 2 copies of revised site plan to the Planning Department.
