(82 -319) A Presubmission Conference was held on Tuesday, December 28, 1982 at which Mr. Millsap reported that this Plat has been approved by the County except for the 60 ft. r.o.w. on the culdesac. He further reported that the Health Department is currently studying the area con- cerning the request to use septic systems, but that perculator tests have not yet been made. He stated that the Health Department feels the perc tests are not the problem, but rather the particular type of septic system to be used. He also said there is a possibility that a septic system for each lot may be used. When asked about the location of the Flood Plain, Mr. Millsap said this would not be affected by the flood plain, and that during the 100 year rain this past year, the creeks did not run half -bank full. Mr. Callaway read the following points which must be considered: (1) Lots 5, 6 and 11 have less than the required 100 ft. frontage. (2) Flood plain location should be designated. (3) Ordinance 690 Section 12B states a minimum r.o.w. should be 70 ft. Jason Circle is shown as 60 ft. and Whites Creek Road is shown as 50 ft.) As shown on the Application, Mr. Millsap is requesting a variance to this requirement. (4) Information from Bill Cooley and the County Health Officer if the 1.0 acre lots are large enough, especially for septic tank systems which may be in the flood plain should be provided. Mr. Millsap addressed the list in his statements recorded above, and will be at the P &Z meeting on January 6, 1983 to answer any further questions. Any changes to an approved plat must be cleared through the Office of the Director of Planning. sjv
