PRESUBMISSION CONFERENCE (Revised)

SUBJECT: Eastmark Subdivision Phase II (Resubdivision) PRELIMINARY PLAT (82 -315)
The staff held a Presubmission Conference on Tuesday, October 26, 1982, to review
the subject preliminary plat. Staff recommends approval with the following
changes:
(1) Furnish drainage study on Block B Lots 1 -15.
(2) Designate "Landscape Easement" to be "Private Landscape Easement ".
(3) Lots should be labelled "Reserved for future subdivision ", if that might
be anticipated.
(4) Consideration should be given to the potential development of Block A
and Block B as a whole, respectively. Should each lot develop by itself
with its own access? Common, or shared, access should be provided.
Shared signage should also be considered. Block B would be allowed two
detached signs and perhaps a maximum of eight curb cuts. Subdivided
as proposed, this might increase to a maximum of 15 signs and 32 curb
cuts. The developer should provide easements to prevent this. Lots 7,
8, 9 and 10 are only 200 feet deep. This could result in a strip -type
development, which is exactly what we were trying to prevent by recom-
mending this 34.255 acre tract for C -1 zoning.
