SUBJECT: Preliminary Plat - Woodway West - Building Crafts, Inc. (82 -316)
32.289 acres at intersection of Luther & Jones Butler Road.
Staff recommends approval with the following conditions:
(1) A utility easement along the old part of Luther Street will be required.
Check with Electrical Department concerning width required.
(2) The 10 ft. drainage easement noted on plat should be abandoned or changed
to a private easement. If an open channel situation comes about with the
final platting, the drainage easement must be wider than 10 ft. because
the City is unable to maintain one of that width.
(3) Show drainage plans.
(4) Suggest a note on undeveloped tracts to read "Reserved for Future
Subdivision ".
(5) If heavy trucks (namely concrete trucks) will be travelling these streets,
they must be built to specifications to carry that load.
(6) Vacate Luther Street at the old Railroad R.O.W.- City Attorney is to
check into the abandonment of Luther Street before the Final Plat is
filed.

SUBJECT: Eastmark Subdivision Phase II (Resubdivision) PRELIMINARY PLAT (82 -315)
The staff held a Presubmission Conference on Tuesday, October 26, 1982, to review
the subject preliminary plat. Staff recommends approval with the following
changes:
(1) Change the name of the street "Park Lane ". (There is a Park Road in
University Park)
(2) Furnish drainage study on Block C Lot 1 and Block B Lots 1 -15.
(3) Designate "Landscape Easement" to be "Private Landscape Easement ".
(4) Check with Parks Department concerning the right -of -way for the easement
for Colgate Drive. Reach agreement concerning who will pay for the street.
(5) Indicate all necessary lot dimensions.
(6) Indicate access for the 5 lots in the R -3 section (11 -15). Staff would
prefer these lots to have rear access.
(7) Check with Elrey Ash concerning the site for an overhead water tower.
(8) Lots should be labelled "Reserved for future subdivision ", if that might
be anticipated.
(9) Consideration should be given to the potential development of Block A
and Block B as a whole, respectively. Should each lot develop by itself
with its own access? Common, or shared, access should be provided.
Shared signage should also be considered. Block B would be allowed two
detached signs and perhaps a maximum of eight curb cuts. Subdivided
as proposed, this might increase to a maximum of 15 signs and 32 curb
cuts. The developer should provide easements to prevent this. Lots 7,
8, 9 and 10 are only 200 feet deep. This could result in a strip -type
development, which is exactly what we were trying to prevent by recom-
mending this 34.255 acre tract for C -1 zoning.
FURNISH 10 COPIES OF REVISED PLAT BY 5:00 P.M. October 29th IN ORDER TO
BE INCLUDED ON NOVEMBER 4th P&Z AGENDA.
