AN GRDINANCE AMENDING CHAPTER 12, "[JNIFIED DEVELGPMENT GRDINANCE,"
SECTION 4.2, "GFFICIAL ZGNING MAP," GF THE CODE GF ORDINANCES GF THE CITY OF COLLEGE STATIGN, TEXAS, BY CHANGING THE ZGNING DISTRICT
BGUNDARIES AFFECTING CERTAIN PRGPERTIES AS DESCRIBED BELOW;
DECLARING A PENALTY; AND PRGVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY CG[JNCIL GF THE CITY GF COLLEGE STATIGN,
TEXAS
PART 1: That Chapter 12, "Unified Development Grdinance," Section 4.2, "Gfficial Zoning
Map," of the Code of ordinances of the City of College Station, Texas, be amended
as set out in Exhibit "A", attached hereto and made a part of this ordinance for all
purposes.
PART 2: That any person, firm, or corporation violating any of the provisions of this chapter
shall be deemed guilty of a misdemeanor, and upon conviction thereof shall be punishable by a fine of not less than Twenty-five Dollars ~$25.44~ nor more than Two
Thousand Dollars x$2,004.44}, Each day such violation shall continue or be
permitted to continue, shall be deemed a separate offense. Said Grdinance, being a
penal ordinance, becomes effective ten ~14y days after its date of passage by the City
Council, as provided by Section 35 of the Charter of the City of College Station,

NaTE: The C-1 General Commercial Zoning District Regulations shall be applicable except as
modified in the attached.
Purpose Statement: To serve an area with high demand for convenience
services, develop a reputation of quality and trust, meet
and exceed the architecture standards of the surrounding
developments and building two buildings and install six
motor e dispensers.
Uses Allowed: Fuel Services -Maximum six dispensers
Bank with drive-thru
Restaurant with drive-thru
Retail Sales and Services
Conditions: Noise mitigation for drive-thru speaker box S' buffer wall against single-family properties
Buildings will have pitched roofs.
